One inevitability of the post-COVID market is that fees will have to go up and probably quite dramatically. With people moving much less now than before (av. 18 years according to Zoopla), an over-supply of agents (compare the figure to 10 years ago) and an under-supply of listings (all of which will be much harder work to get to completion), the low fee / over-valuing tactics now used by too many agents to secure instructions will guarantee you going out of business.

Greater than 95% of property is still sold by the traditional route via High Street estate agents. The various ways & means (proptech/digital) to change this have COMPLETELY failed to move the needle. Maybe some people need to accept that the resilience of this model is the most telling feature here. It might not be perfect but doesn't need change just for change sake.

You can 'Arrange Viewing' online, just make sure your diary is synchronised You can't link to the selling agent's website. No virus or any piece of proptech will EVER remove the person-to-person element of this industry; it's a people business. Always has been, always will be. One poster above writes; 'The real estate industry will rely on digital channels more than we have ever seen before. Where is the evidence to support this comment at all? The process of buying/selling, renting/letting has principally remained unchanged for eons. Modern Method of Auction is likely keeping a number of High Street agents afloat. Why offer a NSNF full service for a grand when you can get minimum £2500 via auction? Pretty soon most of these auctions will go online only (virtual room auctions), agents should then be asking why the supplier gets £2500 when all they do is stick the property online.

Couldn't agree more and the sooner this model is 'regulated' the better. Very attractive for the agent to push on valuation with great fees for them and 0% for the client. The true winner is the auction company which, in many circumstances, simply sticks the property on a website where people can bid. Personally I find this model somewhat immoral.
