Goodbye Gazumping - masterclass for agents next month

A webinar in mid-January will help agents get an edge on securing leads and ensuring transactions are not lost.

That’s the claim from digital upfront information platform Gazeal.

The platform says that while agents have had no difficulty winning instructions in the past 20 months or so, the situation in 2022 may be different.

Interest rates, which recently rose for the first time in three years, could rise again, while prices could stabilise after a year of record highs. This could lead to a situation where there are more agents in a given area than sellers looking to sell, making standing out from the crowd more important than ever.

“We see it as 2022 being the year where agents will fall into two very different camps” says Bryan Mansell, co-founder of Gazeal.

“There will be those who innovate, improve the customer experience, help people, solve what needs to be sold, and stop adding cost to their property marketing presentation. 

“And there will be those who do nothing new, who expect to win the same listings as before, who stick to the status quo, and ultimately think they know what customers need without asking them.”

Gazeal says it listed over 2,000 properties in 2021 and directly spoke with thousands of sellers to find out what they wanted, and is therefore in a strong position to pass this info onto agents.

Analysis of those 2,000 listings found that 70 per cent of buyers and sellers didn’t know the legal process, and no fewer than 99 per cent did not know of the ‘How to sell guide’ that is recommended to be given to them by agents.

Gazeal’s data also found that 95 per cent want to have a less risky way to move and most are typically anxious about the move they make. 

Some 80 per cent have experienced some issues before when either trying to buy or sell and 70 per cent are aware of the 'Scottish system’ – where rules make it harder for gazundering and gazumping, and people are tied-in at an earlier stage – as they like the idea of certainty that this provides. 

Gazeal says its webinar on January 12 - further details of which will be revealed nearer the time - is one of the most important webinars agents will attend in 2022.

“The industry cannot continue to see £1 billion in commission each year lost, thanks to fall-throughs, when there is a better way” Mansell said.
