Noting RM's comments about tv advertising: watching Location Location Location last night I noticed Zoopla's awful tv ad as well as ads for Purplebricks and easyProperty. The house price data used on LLL is also Zoopla's. Now I know 'Pip' Spencer is Zoopla's brand ambassador so it is unlikely OTM could get a look in there. But the point I'm making is where is OTM's advert during this show? (It may have been on - I may just have missed it). But if it wasn't, why not?

Quite a bold move from Connells, have to say this is much more beneficial for Adam Day and Hatched than endless rounds of crowdfunding. Looking at listings - although we know these can be and are manipulated - it seems as though Hatched is no longer one of the biggest players in the online space these days - so maybe a more affordable option?

'About 36 per cent of agents questioned said they have had a drop in leads since joining OnTheMarket while 23 per cent say they have had an increase in leads.' - these are interesting stats, but who knows what to think/believe? As for Ian Springett, it seems like he is always on a fire-fighting mission as OTM does have as he says a lot of 'detractors'. As I said yesterday, why are eMoov so bothered about which agents are or are not on OTM when they are banned from joining anyway?

Why are eMoov doing this? They can't get on OTM anyway so why should they care? Oh yes, it's just to get more column inches and throw in a reference to online agencies' supposed success. It seems a bit OTT that eMoov are essentially doing Z's PR job on this. Have these agencies definitely quit? Where is the confirmation from Z or OTM? Maybe they've been 'testing' leads/enquiries etc?

Come on - it is distasteful! But yes it is just a press stunt - i can see that point of view. Who cares though? It hasn't had the desired effect - the only ooutlets to pick it up are trade press, whose audiences already know and dislike EP anyway.... This won't have pricked the consciousness of any members of the public.. and remember London isn't the only place in the country!

Well they made it...Can't deny that £1m is a lot to raise in a short period of time, there must be some investors who truly believe in this model. As others have said before and elsewhere, the million is made up of some hefty individual investments, presumably from Caan and his cronies, but a million is a million. I'll be interested to see these 700+ properties. I looked last week and there were barely any on there, it is also difficult to actually see how many properties are on there - I wonder why that is? Interesting, Greg. There's no doubting the amount of money that has been ploughed into online agency by these experienced business people. Do the public really know or care that there is a 'different' way to sell their home yet? I'm not sure. If they come into contact with PB for example and like the service offered then they will go with them. I don't really understand why onliners continue to place themselves against full service agents. Selling the benefits of your own business is what will win the consumer over. Let's see which route HS' advertising goes down.

On the article, an email from a BDM is exactly that and not conclusive proof of anything. Seems that, having seen the article above, the rule isn't going to be dropped anytime soon. Hardly surprising when you think how many member agents it would upset, and rightly so! As for the visits war, well we wouldn't be expecting a six month portal's traffic to be anywhere near RM's would we? Agents are reporting good leads from all three portals but of course everyone is going to publically back the portal they have financially backed!

Anything to pee off the budget lot and I'm in! Isn't it true though that the average vendor fee is between 0.75 and 1.25%? Perhaps the Guardian could take not of that....bearing that in mind makes a buyer's fee seem a lot less unfair.

I think one of the issues is that it is not the traditional system here - therefore when it does happen it seems like the agent is trying to make a cheap buck and taking advantage of the buyer. The reason it works in other countries is because everyone expects it happen and is well aware that that's the way it works...

I have since read elsewhere that CMA has confirmed that it isn't 'investigating' OTM but that NSTEAT has confirmed that it is meeting with the CMA. Not really sure what to believe tbh. But the stories today seem to agree more with what I was saying yesterday (and Maurice Kilrbride's points) rather than all the end of the world rhetoric above.... The CMA has received complaints about OTM so it has to 'discuss' them. Until then, I am waiting to see actual evidence that the CMA is actively investigating OTM.

Rob and Simon - can you point me in the direction of where or when it has been announced that the CMA is investigating OTM? No, I thought you wouldn't be able to. Perhaps this I told you so stance should have come out when there is some real information from the CMA rather than making a tenuous link to something it has said? Yes if OTM dropped the exclusivity rule then it might get a few hundred more agents on board. But the whole reason that OTM has been able to challenge Zoopla and take loads of its agents (a fact, just look at Zoopla's half-year trading statement) is because of the exclusivity rule. So why would it drop it now when it is just starting to make a head way?

I'm no member of OTM so I would say I don't have a vested interest. Some people may think it is a cartel and that's fine. But don't tell me RQ complained for the good of the industry over some more 'disruptive PR'. The fact is that every one of the 5,000 agents that signed up to OTM knew exactly what they were signing up for - they knew about the one other portal rule and they knew that online agents would be banned. So although OTM maybe 'restricting' the advertising - if the agent has consciously signed up for that how can there be an issue here? As is alluded to above, if the CMA have received complaints - which I'm sure there have been plenty more than we have heard about - then they have to at least acknowledge them. If they have received more than one complaint that OTM is a cartel then they have to speak about it with the relevant parties - that's all that is happening here.

Hats off to Chris Wood for taking on eMoov. They claim to have amended all the wording but I'm sure this is not the end of it. I'm pleased to see a victory for a trad agent over an onliner as the online agents - particularly emoov - use any opportunity they get to try and batter high street agents when in fact now it is they who have been deceiving their customers!

@James, I have done a bit of research now and yes that seems to be the case. So it is still an online agency but it sells franchises. I have never seen a ewemove office so by 'branches' I think they are referring to agents/'local property experts' working without an office presence. I'm sure Glenn Ackroyd will be able to clarify for us if he reads this...

Shame that it is unlikely Lewis will continue and a shame that he only held the role for around a year. It seemed a perfect fit to have a private landlord as housing minister. I understand that many of the other Tories are landlords though so we'll see who gets the nod. Maybe it is a role Hollinrake could take on in the future - it would be especially good for agents if nothing else!

Surprised no-one has commented on this?! Is this Zoopla's first foray into direct vendor marketing? Agents on here have been warning about this sort of thing for months if not years now and although may seem a harmless marketing trick to consumers, to us agents surely there is something darker here? Unless I'm just being a silly conspiracy theorist.

Well Google Analytics is probably the most trusted source of figures but of course only AM know the exact figures. If true - which would be very belivable - OTM and its agents should be very proud of a great start.

Very outspoken - but all a little too little too late isn't it? ARLA has been reasonably critical of Labour's stance but I can't remember the NAEA saying much - other than endorsing the scrapping of stamp duty for FTBs... The election is tomorrow, I think a lot of 'industry commentators' seem to have forgotten about that. This has been looming for weeks anything said now will be largely ineffective.
