Google reviews make my blood boil. We've had a few bad ones only from rental tenants who have caused damages and can't understand why a carpet with damage in a prominenet position must be replaced, at their expense. You cannot rent out a one bedroom flat in Central London for £850pw. with a damaged carpet. Or broken slide and tilt full length windows need an estimate for repairs with a call out charge of £70. They always blame the letting agent but we don't make any money out of it, we are just looking after our landlords interests.

She has not learnt a thing from the 1980's? when the insurance companies and banks all built up huge chains of estate agents because it was just retail. If memory serves me right, Abbey National spent £800m putting together their estate agents and then sold/liquidated it for about £8m. All that money they lost-and probably got knighthoods, yet a poor working man who loses his job then loses his house and becomes homeless.

Nothing new here. This system is used by Century 21 and Remax in the UK. Not wildly successful as: 1. Agents get greedy and feel they are giving you 30% of their mony. 2. Agents get disillusioned because it can take three of more months to make a sale and complete. They move on to guaranteed salaries. 3. Good (successful) agents will leave you and go 100% freelance so they can keep 100%. I know, I've been there!

I remember in the mid 80's when insurance companies and building society's piled into estate agency. Abbey National spent about £800m building up Cornerstone only to get rid of it at a giveaway price. They too thought that pretty boys and girls would make good shop assistants.

Average agency commission in OZ (according to Purplepricks) is 2.2%, are they assuming 1% for London? All these online companies spending millions (other peoples money) on advertising - to get that money back from their £495 or whatever, they would have to sell all the property available for sale in England. Also, just because you spend £1m on advertising doesn't mean you are worth £20m. I would love to know if any online agents actually make a profit.

On the one hand we are being told to report any suspicions,(fair enough) and on the other we are told how it is done ie Offshore trusts. Simple then, tell your gangster client to open an offshore trust, there are many companies setting these up for about £1500 (I believe the BVI are best for property) and then there is no suspicion or blame on the estate agent.

Are all estate agents charging 2.5% multiple agency or 1.5% sole agency guilty of price fixing? Many of the high end properties in Central London are listed as joint sole agency by Knight Frank and Savilles'. Is that a cartel? It is certainly a restrictive practice.

OTM is not restrictive - if you don't want to be with only one portal then stay with RightZoop. The only restrictive practices which should be looked at are Sole Agency. It doesn't exist in most countries of the world, why should it exist here? All this BS about marketing costs is just BS. It simply protects lazy agents from doing their job and makes the housing market sluggish, like the sole agents.
