Really? The first question? So, if that's your first question, what would your second question be if the answer to your first question were, "I live in the next street" ?

Not as demoralising as you must feel looking in the mirror every morning. Do you feel proud when you con a 2% fee from a vulnerable old couple but drop your pants for 0.75% from the customer that stands up for themselves? Advertise your fee, deliver the promises you make and negotiate with buyers, not your vendors.

Once confidence is restored, what reason would a vendor have not to instruct the agent that does everything the old High Street model offers; but better; and faster; and at a fraction of the cost. Purplebricks are on the precipice of market dominance. They only need to win another 2% market share before you start losing more and more of the customers you've managed to mislead into thinking you're better. They gathered momentum in a sensitive market. Just imagine how it will snowball once confidence is restored. Please don't deny that Purplebricks do everything you do. I've worked with High Street agents for over 20 years. I know how you work and I know why you do it.

I must say, I'm a little disappointed Simon. You're previous comment about PB simply listing with no incentive to sell isn't like you. Surely you've worked out by now what the incentive is? You were a trailblazer once Simon. You were the first agent in the areas you operated in to advertise your fee (to the horror of every other agent). Other eagents mocked you and we're very critical of you. But your employees believed in the business and you managed to deliver the same service as the competitors that charged almost double. So I would have thought you'd have figured it out by now. What do you really think is Purplebricks' incentive to sell their customers houses? Be honest.

So what do you think the average experience a Purplebricks LPE has? Does anyone know or are you doing a Donald Trump and a Boris and just sprouting opinion??
From:
Michelle Lockwood
26 June 2019 10:12 AM
You seem to shape facts to fit opinion. Leave it to the qualified professionals Andrew Stanton and enjoy your retirement. The analysis of your own sales data is floored. Is there no resale of those that have fallen through? Also, you say the conversion rate was always the same but you then report a differential between hot market and not so hot? "Always the same" also highlights that after years in the industry, you didn't improve. It was the same, year in, year out. Same business model, different day. Perhaps that's why Purplebricks is bothering you as much as it does. You didn't think of it first.

From:

26 June 2019 09:47 AM
Major Tum. By fully trained, do you mean experienced? PB LPE'S only work with experienced estate agents. We've all worked with these people on the past; they gained their experience with us. Your online tag for the business is incorrect. PB is a regular estate agent business that just happens to have online support that most of us wished we had but can't afford. They work with experienced agents and they don't have your overheads. Agents have always competed. You've lied, cheated, scratched and kicked your way into winning an instruction without having anything different to offer the customer. But you all now seem to be united with one common enemy. An enemy you can't defeat. An enemy you may one day be working with (if you're lucky enough to be asked)

When you do your weekly shop at Poundstretcher, the stores losses from shoplifters are added to the price of your groceries. No sale, no fee only benefits the customers that decide not to sell and penalises those that do. As I understand it, customers that pay Purple bricks upfront can withdraw their property and relist as many times as they like until it's sold. Am I wrong or have you not bothered to research the company you detest so much?

I'm amazed at how little you all know about your industry. I have seen evidence of agents in my area promising to sell for higher asking prices and all they ask In return is a fixed fee based on 2% of the original asking price. Straight out of the the Del Boy handbook. "Alright matey, I'll get you £25,000 more than the online boys and all I want is £5,000 more than you're paying them" I accept that a few of you possess some integrity when selling your services; but don't pretend you know nothing of this and other practices. Your industry is dishonest. The NAEA know it and you know it.

I agree. Let's see more articles that highlight the corruption of back-handers, misrepresented offers, conditional selling of financial services and lies about individual performance in order to gain an instruction. The narrative has changed when we should all instead be focused on taking out the bad apples from your barrel
From:
Michelle Lockwood
24 March 2019 09:22 AM
I think the focus on reviews plays a part in improving the service and delivering the promises made to customers. If you shout about your success and make customers aware of your reviews, you've opened the door to a poor review if you don't deliver the same good service every time.
From:
Michelle Lockwood
24 March 2019 09:16 AM
Give me the name of your estate agency and I guarantee I can submit a poor review despite never having used your services. How is that a more accurate reflection of your business? As for your use of con, I see no evidence of such claims being bought to court. The hybrids are not under criminal investigation for offering the same service as you do at a fraction of the price.

Think before you comment. Faceless corporate raiders? there are hundreds of estate agents with husband's, wives, kids, friends embedded within the communities in which they serve. Manage your business to the best of your narrow-minded abilities and we'll manage ours. The hybrid model was conceived by your very own. Estate agents who thought they could deliver a better service to their customers, at a fraction of the cost. I know plenty of independent high Street agents that showcase their service on Trustpilot or Allagents. Perhaps you want to have a moan about their efforts as well?

Nothing in all the world is more dangerous than sincere ignorance and conscientious stupidity. Facts do not cease to exist simply because they're ignored. There are people who are generic. They make generic responses and they expect generic answers. They live inside a box and they think people who don't fit into their box are weird. But I'll tell you what, generic people are the weird people. They are like genetically-manipulated plants growing inside a laboratory, like indistinguishable faces, like droids. Like ignorance.

"as long as they trade honestly, within the rules and don’t make claims they can’t substantiate" So why does your website feature a chart claiming that "proactive High Street agents get you more"? Please don't reply, I've seen enough yellow vests thank you. And on that subject, were you the author of the flyer handed out outside downing Street that lists everything that yellow vests stand for? "Right-wing protesters demonstrating near Downing Street handed out flyers today appearing to be in favour of child abuse, pensioners living in poverty and charity corruption. In a poorly-worded missive entitled 'UK Yellow Vests and what we stand for', the author shows a remarkably poor knowledge of the English language" Have we unwittingly been given a window into this man's struggle with reality? Personally, I don't think EA today should publish anymore from him as it's left him open to ridicule.

Try researching your competitors; you'll find plenty of "human" support and the majority used to be High Street estate agents. And please don't pass judgement on their experience and abilities; they're no different to the many agents you've worked with that have started up on their own or moved to another estate agency.

Yadder, yadder, yadder. So what you're saying Peter is carry on refusing to publish your fees, overcharge the vulnerable and keep up the pretence that you are in some way "special." Renting an office and filling it with second rate furnishings doesn't make you better than the estate agents that chose to leave the High Street to work with Yopa, Purplebricks or any other hybrid or online agent. Try reading the article and research the source before making a comment or passing judgement. When was the last time you "hunted down a buyer?" Anthony Codling wants a share of your marketing spend and he's willing to compromise his integrity by telling you what you want to hear. Something High Street agents have been doing to their clients and prospective customers for years.

Re: Money Laundering Regulations – PDQ Estates Limited We have on a number of occasions requested that all Propertymark Regulated companies, excluding those that are purely involved in residential lettings, complete our AML & CTF Questionnaire; our records currently indicate that we have not received a Questionnaire from the aforementioned company. The purpose of this request, is to ascertain the level of compliance being observed by our members, in order that we can provide advice and support where required. For your peace of mind, we will not conduct any disciplinary investigations based on the responses received, nor will we provide details of your individual responses to any other party. However, we will have no alternative but to view any business that fails to return a completed questionnaire as one that represents a higher risk of non-compliance. In view of the above, we would be grateful if you as a Principal, Partner or Director could, or request that an appropriate member of staff within your business, completes and returns our questionnaire at your earliest convenience.

You fabricate feedback and you make up viewings that never took place. The elderly and vulnerable pay you 2%, whilst more affluent property developers pay 0.5%. You take backhanders. You rule over your employees with fear. Start publishing your fees. Stop lying about the the service you offer and start keeping some of the promises you make.
