About Me

I am managing director of Hathways Estate Agents Estate/Lettings Agents our Head Office is based in Cwmbran South East Wales UK. We also have a branch on the historic Roman Town of Caerleon. I am also a fully qualified whole of market mortgage broker, and joint Managing Director of Asset Mortgage Solutions, a whole of market mortgage brokerage which is directly regulated by the Financial Conduct Authority. My aim is simply to provide friendly professional advice whatever your property needs, whether you are looking to buy, sell rent or let out a property I can help. My whole working life has been in and around mortgages and property. I am also an experienced landlord, dealing with my own portfolio of properties for over 15 years.

I own a property on the Costa del Sol and split my time between the UK and Spain and have great trustworthy contact in the Spanish Real Estate Industry.

It just goes to show in a market where online-only should be doing well they are struggling, as their business model is flawed as property is not simply a transaction between buyer and seller - there are too many other moving parts. We are ALL online agents as that's where we mainly advertise. We are in regular contact with buyers and sellers as we can work remotely - anyone who can't do this shouldn't be in business. Proper Estate Agents will come out of this stronger than ever - especially ones who have decent rental portfolios. Sales only and online-only agents are at the highest risk.

We see this as a pause in the market not a drop or crash. Interest rates will stay low so once we are through this situation, owning a home will be the most affordable, for borrowers, it has ever been. Mortgages are only restricted at the moment as lenders don’t have the staff in place to process them. We just don’t need the media or industry “experts” to talk us into a recession.

Anyone’s business that relies purely on sales is always at risk from external forces. Especially in this social media age where lies are shared as truths. I can’t see the market changing significantly as the only people who are at genuine risk are babies or pensioners, neither are particularly active buyers and sellers! We will see... 🤔

I only take notice of people who run business' that actually make a profit. If the referral fee ban comes in their significant 'hidden" income will disappear. They won't be here in 5 years - certainly not in their current form.

Good luck applying to a license for every drone photo you take, assuming you also have the relevant qualifications to offer drone photography in a commercial venture. Flying a drone in a street is illegal - unless you are only going to be selling properties with land and no neighbours to consult, out of Burnley?

One-off lifetime fee?! I love these kinds of brokers - NOT. You cannot guarantee to get someone a mortgage over their borrowing lifetime. Missed payments, changes in circumstances, etc. can easily prevent a mortgage being granted in the future. It will be one big upfront fee (added to the loan and incurring interest, no doubt) then you're on your own.

Wow - 11/12 hour days working for Yopa? Around four valuations a day is great!! I just did a quick Rightmove search in the two areas above and there are 6 Yopa instructions over BOTH areas. Seems like a part time lifestyle business to me, and with aground 20 valuations a month with only 6 live listings you’d have to question the conversion rate also!? Probably be better off with a proper estate agent. #justsaying

"collapse of the high street" - Really?? Any business that needs an office or "hub" may as well have it on the high street for 24-hour brand advertising and ease of customer visits - if nothing else. Yes, we do get lots of customer visits. Accessibility and credibility are provided by an office, rather than dealing with a "bedroom agent" with minimal support or a call centre in the background. If you are with a bigger "network" you will be governed by their fees and procedures that may not be competitive in certain areas. If you can't afford an office - fine, but don't try and spin it as a positive and an avenue that you have "chosen"

🙈 One of the golden rules of proper estate agency is to NEVER encourage communication directly between buyer and seller. It’s too emotive and causes problems. The agent is there to manage and control the process to ensure a satisfactory completion on behalf of their paying customer.

It would be so easy for RM to offer a back office CRM system to add value for money and perhaps some loyalty. It's all over the internet that people are reducing their spend on RM. They aren't just biting the hand that feeds them they're chewing it off!!

Get gullible people to invest millions and proclaim yourself a millionaire! See if he's in business in a few years. The only way he'll make money is of another loss-making onliner buys him with other people's money as there will only be a few call centre agents left in a while as they can't survive on their own or without stupid investment.

Just start merger talks with PB and get it over with. There will only be one or two call centre agents left in a couple of years. An agent having to pay 30 plus non-fee earning technology bods in addition to charging low fees!? I just can't see these lasting especially as in my area (and other areas in the UK) you can get a full No Sale No Fee option at a similar cost to what these are charging. Surely there are better investments out there!!??

The ASA's lack of action could encourage other proper Agents to use misleading adverts as there appears to be very little consequence. And this is a call centre agent who advertises Nationally, not just locally, so are potentially misleading many more people than a local agent.

Slow news day combined with lies. We did one approx 5 years ago and no doubt many proper agents have in the past. Publications/websites lose credibility by printing things that are obviously wrong. "first ever example in the UK" The more you read it the funnier it is - properties have been sold for decades before call centre agents came along.

Anything that reduces viewing numbers is bad. Any experienced Estate Agent knows that, at the end of each year, the more viewings you have carried out the more properties you will have sold!

Surely they would have a contingency - to get that much is amazing. If they can't afford to fund that small of an amount themselves they shouldn't have bothered. Once in a lifetime opportunity lost, sadly.

Rob - We are already embracing Tech - we are all online, using paperless offices, mobile phones etc. It's the principles of DIY/Pay anyway agents that is the issue. How can a computer/app, vendor even get the best price for a property and negotiate their way through down valuations, bad surveys, knot weed issues etc. It's a PEOPLE business, THE people business.

Selling loans, not houses and 60% of customers don't know they're signing a loan agreement!! Then add on the stealth commission from their legal referrals, it's all an absolute joke. I'm all for industry disruption but to make things better for customers not worse. Pay anyway just doesn't work in this industry.

You will never survive conning people into paying up front whether or not the property is sold and then making them use panelled solicitors at a cost of approximately £200 more PER TRANSACTION compared to if the client went to the SAME solicitor direct, oh and charging their clients £360 up front for viewings whether they have any or not...And I'll leave it at that.

Call centre agents will have to merge to survive long term, they just aren't making money. I feel sorry for the investors who will get burned. We are being let down by the advertising standards authority over their fee saving claims and their hidden bolt on fees that take the clients spend way over £1000 - ALL UP FRONT!!

If any other Agent had this many terrible reviews they would be out of business, as the clients would go elsewhere. The only reason PB is in business is that all of these complainants HAVE ALREADY PAID! https://uk.trustpilot.com/review/purplebricks.com?stars=1 Trust Pilot loses credibility every time it removes a bad PB review - this happens regularly.

The LPE's earn between £175 and £200 per instruction. Then around £40 per mortgage and solicitor referral. Just so yo know they then earn just £25 IF the property sells!!!! Zero motivation to get the property sold.

Estate Agents will persevere with Zoopla until OTM becomes as well know then will jump ship to the cheaper option (OTM) if they can continue to advertise on TV and drive people to the site. Fact 1 - you can survive with just RM. The others are tools to outsell your competitors when trying to win a listing if they only use RM. Fact 2 - Zoopla data is not credible and often causes customer confusion.
