They do NOT do sales progression at all. I have said it on this forum and others. When going through an interview process with one and i ended the interview when they said there was no sales progression," just give lip service to the clients as it will happen anyway" (That was from the MD of a well knows listing firm).

My gut tells me, that PB will outlast all the others by pumping money in. Once they have the captive audience their commission will be able to double with no direct competition. Shame as would like the internet only to either fail or be completely honest that they are NOT a full service estate agent and the adverts make my blood boil as they are wrong and it is a total mis-sell.

My main concern is over GDPR as we are sharing data (whether we want to or not) and onedome will be contacting them to monetise (unless i have missed something). How do you go about making sure the data you are using is protected and more importantly the data you get from the agent is protected so us as agents don't fall foul?

wonder how much they had to pay for Goodwill, but as i ain't a creditor it ain't my concern, however if i was I would be looking very closely at the statement of affairs, assuming they are liquidating the original one, the Section 98 meeting could be very interesting.

WW take 8% but that is just splitting hairs. I worked for a winkworth branch for 7 years, which were very productive, however, i could also see that some of their ideas were "stale" and some of the marketing i did not feel was right or sent out a positive message. I think instead of concentrating on the middle market where they were good, they tried to make a big indent at the top end, which has not worked for them. Sometimes it is best to stick to what you know and what you are good at!

They could have made it a little better with their protest. Why is the letting agent taking a landlord on who clearly discriminates on the basis of sexuality as that has nothing to do whether they could pay the rent or not. Would they discriminate on the basis of ethnicity which again has nothing to do whether they could pay the rent and keep the property properly. I understand the letting agents/landlord who refuse people on housing benefit due to the fact they are not paying their own rent, but don't get it on other grounds.

More importantly Jeffries are talking about COMPLETION rates, where PB are talking about sales agreed. Anyone can have a very high success rate of sales agreed, however, its getting the buggers through that count and PB "They will go through naturally" (quote from a conversation I had with a Director of PB, which was overheard by someone independent) obviously is not cutting it. Still 50% off all listing to Completion still ain't bad at the volumes they are doing, but Vendors are the ones having to take £1,000 (approx.) gamble on whether there home sells naturally or whether a real estate agents rather than a listing service has to get involved.

none of the commentators mentioned only 20 in the back office fort sales support it must be low. That is not necessarily true, I was advised that sale progression does not matter at all let it just happen when it happens no need to progress it - that says it all. I don't believe someone could be called an estate agency if they don't do half of the job (I say half from when Abbotts lost half their fee via court when someone was unwilling to pay full fee as they did not progress the sale and the judge agreed). I believe being an estate agent needs a proper definition as no consumers think that all agents to what Purple Bricks do, which couldn't be further from the truth!

A decent idea for sure, and especially in the high end market where no nonsense is required. There will still be enough properties for the traditional agents to make chains that are off market (which seemingly seems to be the majority of what the high end agents do), so good luck to a new player.

Funny you say that Mark, as I know an agent who buys and sells in one of my old patches, who targets Purple Bricks to buy through, and has been successfully profiteering on the back of their failures. Purple Bricks have a place in the market place I am sure of it (when the market is easier than now), but as I have predicted a few years ago, the internet agents will win the market for between 1-5 years before consumers realise how much they have lost doing it themselves and head back to the high street, where good agents will raise their fees due to lack of "cheap" options. I am still left wondering why Propertymark are not putting in place what actually constitutes an estate agent as Purple Bricks from an industry point of view are a listing tool, nothing more, nothing less (IMO)

I feel we are at tipping point on all sides. IF (that's a big if) AM fails, then Rightmove and Zoopla can put their prices up regardless as they will then know that agents are completely powerless to act. I can not also support the new proposals for AM due to the fact (as Simon has pointed out) that it will allow the "virtual" agents out there to keep on going. In the medium term if AM fails all business owners will see their spend go up as RM and Zoopla will then know that we are nothing without them as there is no challenger in anyway! The whole portal wars is a mind-boggling and actually needs the authorities that be, come up with a new meaning of the words "Estate Agent" and also need compulsary liscencing but that is an altogether different subject!

I tend to agree with Ray, although I think it will be Zoopla over Rightmove who will make the foray into the market, as Zoopla feel like they work more for themselves than the agents and although Rightmove has a high costs for us agents, I don't perceive them to "go it alone". I also don't feel the threat from online agencies as in this current market (in the south east at least) they are starting to be found out. I know a few people who have joined PB recently and am surprised, but as they said they are going for something where the only need to list to earn - therein lies the problem and Propertymark should be advising people accordingly, surely its the finest example of Consumers Protection Laws they don't implicitly state that they pay a fee whether it sells or not and therefore breaking the law - just have to wait for the first test case. Also, trustpilot reviews are not worth their salt and this also needs to be addressed, as negative reviews to seem to stay up!

from what i have read so far (half way through), is there certainly is some form of collusion (although OTM in writing (at least) have stayed at arms length, it does seem like in some areas some agents could be accused of forming a cartel to break away from Zoopla en masse. There certainly seems to be plenty of shades of grey, but I have to be honest and on a personal basis I am happy with the conclusions, as a third player offering something different to Zoopla and Rightmove has been needed, if Gascoigne Halman won I dread to think the long term effect it would have on the amount charged by the two main portals, hopefully it will keep their costs lower but then again I could be dreaming!

if a buyer wants to buy, they will be in the office on the day of their offer with their ID or go to a solicitor to get the ID checked, once that is in from what I understand then the agents have fulfilled their obligations, so I see that as a 24 hour delay at worst, which is usually the time a buyer is calling around to compare solicitor quotes and arrange to see their advisor meaning no real time loss, or maybe I have totally misunderstood the obligation of the agent under the new rules?

wonderful, it means they are listing at an all time high, cant wait to see the % they actually successfully sell, will it still be at 13% or even lower therefore costing the consumer more when they have to pay whatever and then a high street local agent actually sells the property.

Hugh is a very likable and affable gentleman as this proves. I worked at Winkworth for a few years and his help and guidance at times were needed. He is someone who really looks at the nuances of transactions but then puts on the human hat (emotional hat) and tries to look in from that perspective. When Hugh talks it is well worth listening.

maybe a hypocrite, but I totally agree with him, all agents online or high street (and in fairness anyone involved with a sale of a home, which would also include private seller's) should need to be liscensed, it's nothing to be scared of, and would give us a shred of credibility. Yes we have various acts we have to abide by, but the average consumer does not know that. I had one who had been duped by her estate agent who ended up buying her property (not declared) and she lost £70k. She didn't know what she could do and in the end could not be bothered to do anything about it (obviously didn't need the money that badly), but it will stop this sort of horror story happening, as well as many others that we have all heard down the years.

Apart from that a Homebuyers survey is not fit for purpose. The surveyor lists things that COULD go wrong as well as WHAT is actually wrong with a home, leading to confusion. This therefore leads to people thinking they should just go down the cheapest route as they feel they already know what could possibly go wrong with any home. I understand that surveyors have to do this to protect their indemnity but a definitive survey on what does need to be done to the house at the point they are buying would be a lot more useful rather than the grading of 1, 2 or 3, which buyers seem to have difficulty in understanding!

Struggling to know of many transactions that have been stopped by the Brexit vote. I work in Outer London and although prices softened leading up to the referendum I nor contemporaries I have spoken to have had a single withdrawal as a direct result of the vote. The market will probably be fairly flat whilst negotiations are ongoing, so transaction will probably fall slightly as well as prices staying flat (something for those agents still over -pricing to think about (but doubt they will). As with any falling away of the market the cream will prosper!)

what for the ripple effect Terence! Supply has been at historic levels in London and the South East and the ripple usually always travels Northwards, make hay whilst the sun shines, as I feel we may be in for a bumpyish road whatever the result of the forthcoming ballot. But as always in a tougher market the cream of High Street agents will rise to the top, what will be interesting is how the online agents will cope when the market appears a little tougher and how they will combat that and move with the times.

WOW, that means negotiators who get paid 10% commission on all their personal sales will earn on an average 50 hour week £4960 per week and an annual salary of over £250,000 per annum, now the fact is even the top tier of negotiators earn about 20% of that amount (if they work in the south), it is hard to believe how any part of his argument stacks up. Surely if that is put out there and under the Emoov brand then surely the ASA should be looking very closely at these figures which I am sure will be mass produced. If I am wrong and negotiators are earning over £250,000 per year then I have definitely worked for the wrong agencies over the last twenty years!

I do agree agents need to be qualified (like I am) and this is something that has been requested for eons by agents, so we have no choice but to self regulate until it becomes imposed on agents. Be interesting how quickly the online agents change their manner.

Sanjay you are clearly living la la land. Firstly a "local expert), lives 12 miles from my patch - that is not local in anyway. I am surprised Advertising Standards have not looked into it, as local is a matter of conjection, however, you do need to really know the area, to inspire confidence from a buyer. Lets divide your 40 hours by 3 (as one in three properties placed on the market actually sell). Do most agents spend 13.3 hours on a sale transaction - probably as communication is the most important key to get a transaction through. I actually want the onlines to have a great year or two, the populous will then realise why they pay the agents and when they do eventually all go, then the high street agents will be back to a usual 2% + VAT, rather than the 1-1.25% that the majority charges. I am rarely wrong when it comes to the predicting the future of the property market and this one will come true!

More interesting I am sure they pay slightly more for their one "national" office to RM and Zoopla than most of us do per office, however, I am sure they are not spending per month over £1,000 per portal per location they work in, therefore it seems like completely unfair competition. What is there to stop Spicerhaart, Countrywide, Sequence etc....stating they have one national office and all the others are offshoots from their main office, that would severely impact RM and Zoopla's profits, so either the corporates finally have to do something to benefit the industry as a whole, or all agents up and down the country have to be brave and bold, and walk-out en masse from RM and Zoopla and go to On the Market (perhaps the lesser of the evils), until both the stronger portals ban the internet agents or charge them per virtual location, as then the business model will fail as they wont be able to make profits (which at the moment doesn't look like they do anyway).

Got to be honest I was not keen with OTM, however, we were offered a rate that was agreeable to us, so have given it a go. We have only been on for two weeks, although the traffic is a lot less than both its rivals, it has been directly responsible for two sales in the first two weeks, more than paying for itself. The quality we had from Zoopla on the whole was poor. I would rather quality over quantity, but every agent is different!

Believe it or not he was a damn good conveyance. I recommended him countless times when I worked in Harrow some years ago, and he was one of best out there, always willing to take a call and he sped through case after case, luckily the vast majority were pre 2008.

I know for sure, that one of those agents mentioned are with OTM and are waiting for their six month notice to expire so OTM can make the properties "live" again. I have no allegiances to either as I am not with either of those two yet, but the vitriol being deployed by emoov is absurdly funny.
