Houses don't come with a 'Recommended Retail Price' sticker. A house is worth what someone is prepared to pay for it. No more, no less. Property valuation is a difficult and subjective process, and at the end of the day, a potential vendor is at liberty to accept or reject any agent's valuation.

It makes me smile the way Estate Agents whinge about Rightmove fees. You need to organise yourselves and work as one to beat RM. Alone you are weak and RM will continue to run rings around you. Unite, form a property website by estate agents for estate agents and cut Rightmove out of the equation completely; then you'll have a better and more affordable alternative and RM will vanish overnight.

Your costing for an estate agent start up does not make sense. A brand new startup would not hire a team of 4 salesmen at the get go. That's something to aim for further down the line of course, but to begin with one salesman will do, with his own car.

Online estate agency model such as Purple Bricks is only fit for lay down sales in a very active market. If you know you have a house that will sell if only you can get it on Rightmove, then Purple Bricks is the way to go. Otherwise it's a fool's choice, because it's obvious that if an agent will get paid whether your house sells or not, they' have no incentive to push for the sale, because they've already been paid. PB is only surviving (just) because of the colossal amount of money that's been poured into it. Wait for the big crash. It should happen sometime soon.
