I thought the main issue was financial. Solicitors / conveyancers are usually not paid on a sale completing, but on a "time" spent working basis. "Sorry you're sale didn't complete, but here's my invoice for your kind attention". They therefore have no particular incentive to speed things along and pick up the "telephone machine". Estate agents, however, are usually only paid on results i.e. completion. If you make a conveyancers livelihood dependent on results i.e. sales completing, I suspect you'll get a much quicker "sales" process, with far less fall-throughs. Good luck trying to convince the conveyancers though !

We have similarly reported to Rightmove companies in our locality re-loading properties that have either been let or sold - alas to no avail. May be it's down to problems in their Data Quality team, or the fact that they have such a dominant market position that they don't need to worry about such issues ? Either way, RM really do need to "up their game"in this regard.

Shock... estate agents fees rise (approximately) in-line with the rise in house prices. Is this news ? Whether the fee is value for money is another issue.... if you're not getting the service you think you deserve, then come to my agency (damn... that's given the game away again !)

They could be in very hot water over this. However, I can't help thinking that perhaps the CMA should also have a close look at the dominant positions of RM & Z. Although no one has suggested that they are acting as a cartel (far from it I'm sure), their market dominance and hence ability to charge very high fees to agents (particularly wrt to RM) surely has a knock-on effect for the general (property buying/selling/renting) public.

We're not on OTM, but thought it was a good idea that they were going to challenge the RM / ZPG duopoly. Instead they announced the "...only one other portal rule...." which, even if successful, would have only ever replaced one duopoly with another. Not sure of the legal implications for them if they remove this absurd rule at this late stage.....but if they could, they might get some traction instead of having a beauty contest with ZPG.

Hi Rob In the "old days" a monopoly used to be considered present if a company had between 20% to 25% of market share. My point above was not that RM have done anything wrong, but that they have a dominant (monopolistic) position with 82% of portal traffic (as they say). As a consequence they are able to exert undue (price) pressure on their customers. Totally agree with you re OTM. Their strategy of "one other portal only" was dead in the water from the word go. The only "people" who were going to suffer were Zoopla and, as you say, it has lead to an increase in the dominance of RM.
