The problem that being one of the most competitive industries out there, driving sales commissions down as low as 0.5% just to win the signature, many agents prefer to pay a base salary + OTE. As opposed to other countries in Europe where, despite the competition, agents can make as much as 5% on a sale...

A global meltdown of the banking system, is that what they're calling it now is it? This crisis was predicted way back, right around Covid, when Boris weak handedly gave in to the policy of lockdowns. Anyhow, following this with more government expenditure, austerity and quantitative easing to try keep rates low instead of allowing supply and demand take course just made things worse. This would have made things difficult in the first stance but in the long run, with resilience, the economy would regain stability. It all seems too staged to be true. There are a number of alternatives that could have avoided any crisis and I think they're just using the Ukraine war as an excuse for something else...

Maybe the government should stop "filling in the potholes" and come up with a definite plan to re-structure the housing market. By preference perhaps lower the stamp duty across the board and, bearing in mind the government don't own and provide social housing anymore so to speak, stop interfering and allow supply & demand dictate the market.

"It looks like the Conservatives will adopt any policy to win votes" Well, depending if those votes are from the majority, isn't that the whole concept of democracy? It's blatant obvious that we have an issue with housing in the UK at the moment and it needs to get sorted asap. And not that any other government could do better given the current situation the country is in at the moment. I admit the tories are slow and it's really a matter of "the least worse", but IMO most of todays issues go beyond our own government's powers...

And would the agent see anything out of this should a potential buyer pull out of the deal? After all, time wasted, paperwork, chasing up and having to re-market the property. It would be nice if the agent would be entitled to a small amount in compensation.

Absolutely! Agents don't have a good commercial rep as it is, being evermore transparent to the consumer and putting that hat on once in a while could help turn that around.

If the property is marked at £500,000 STC it has already had it's offer of £500,000 accepted and thus sold for £500,000 no? Unless you gazump your buyer, but nonetheless the next buyers will be aware of its listed value.

Bearing in mind that the Jersey government is independent from the UK and measures such as the stamp duty holiday didn't apply to Jersey. The Jersey market is mainly based on supply and demand and according to their regulations to foreign investors.
