“She claims the primary objective of many residential estate agents is to maximise their own earning potential and there is nothing in place to stop them” - This just isn’t true. The agents objective is to sell the property before their sole agency period ends. End of. That said, I don’t think agents should be allowed to “value” properties. What inflates the market is “I can get you X (insert instruction winning figure) for your property”. Essentially, the competitor amongst agents is what is driving up prices.

Please can someone put the adults in charge now? Get a feeling once you’ll scratch the surface of this, the headlines will soon fade. Local councils having more legal weight with local plans surely just means giving councils powers to empilement whatever plan they see fit.

We have been taking 1% non refundable reservation deposits since 2006. I’m sure other agents have done too. As a result, we very rarely have sales fall through and only deal with serious buyers. This concept is nothing new and is common place in most parts of the world. In estate agency conveyancing terms. The U.K. really is a third world country.

Oh f@!k off with your right wing views. For every £1m overpriced house that’s struggling to sell I have 100+ want to be buyers that have saved up all their lives to buy a place and still can’t afford the house they deserve. A house is (read: should be) first and foremost a home, not an investment vehicle. Expecting year on year growth on house prices as well as shares and quarterly profit is exactly the short term thinking that’s led to such an uneven distribution of wealth and the many related issues. What a let down EAT.... you’ve formally shown your true colours and I for one will be unsubscribing and removing all our branches Zoopla memberships. Your are seemingly part of the problem, so don’t write articles claiming otherwise.

This is hilarious. It’s hailing taking a £500 reservation deposit as the cure to fall throughs... News flash! Most agents worth their salt take deposits from prospective buyers upon a sale being agreed. Still not sure how this speeds up the conveyancing process. Me thinks Settled is desperate for some PR.

Old news!! We've been doing this for 18 months now. Got some real news for them though. People won't spend £1/2m on a house without coming to see it in person at least once unless it's off plan/new build.

Some very good points made. as PB doesn't actually "employ" it's "local property experts", surely they have to be individually registered with redress scheme, HMRC, require their own CMP and are accountable (so require insurance accordingly).

Don't make me laugh. Our office used to get regular phone calls from their LPE asking for "ball park" valuations. We clocked what was happening after our cloud phone service got installed which shows us who's calling and how many times they have rang, etc. Made us all giggle if nothing else.

How about removing stamp duty for those that it affects the most? All primary homes under £400k? Saving the rich more money is taking the piss. People in the higher end of the market already most likely to pay less taxes. And the paper apparently claims to represent the average, working persons. What a joke!

*slightly complicated sites is the problem. Paris managed to create 50,000 new homes in 2 years just by allowing development of existing roof spaces. grab your bike or go for a walk anywhere in London and see for yourself. It's all there. Funding for smaller local developers who would take on smaller sites would help massively.

We are agents in Central/East London. After realising that we were receiving a lot of calls from the same number asking for "ball park valuations", we looked into that number & the person who called and they were from a well known online agency. This confirms that these online agents obviously have no clue as to the actual worth of properties in our area. We now no longer provide valuations on the phone (even to surveyors/bank valuers) and are thinking about charging a nominal fee for valuations. I'm certain we cant be the only agents who get used by online agencies for this purpose. I guess they cant be expected to know "local valuations" for every part of the UK.
