I couldn't agree more with you Rob. These idiots have continually rolled out erroneous forecasts due to reporting on a small segment of mortgages they approve. The media are equally at fault by failing to point this out, they love to infer that Nationwide or the Halifax represent the UK housing market. There is a definitive overview of the market, its called the Land Registry. Their data though rarely garners headlines from the mainstream media, I suppose because it doesn't have large advertising budgets.

This is an ignorant and quite frankly disgusting development and it is if you know your history comparable to how the Jews were slowly separated from society by the Nazis. The lady who commented earlier about her friend with the blood disorder should if he's that concerned advise him to steer clear of other people period. As the vaccinated are as likely (and even more so due to ignorant complacency brought about by misleading propaganda) to get the virus from the vaccinated. The vaccines are only efficient for 10 weeks. It won't be long now before the 4th comes along. Another point worth noting is if you've had your natural immunity is 26 times higher than any jab and according to ONS data 90% of the UK have had it already. This nonsense is all about introducing biometric identity apps to everyone. The virus is merely the Trojan Horse.

This is a tax which if brought in won't replace a tax on buyers rather it will be just what it is - another tax. Every single tax ever created is simply added to the already heavy burden on people. Someone said we shouldn't worry because soon we will own nothing and be happy, yep I agree and what a better way to remove what we 'own' by making ownership just a way of feeding the Treasury. It's disgusting, yet the people at the very top, no not the millionaires as most of us who live in London are already 'paper' millionaires, I'm referring to the rich, the top 1% they will pay nothing because as usual there will be loop holes they can employ to get around it, loop holes beyond most of us. Let's not forget the super wealthy who create 'Foundation's are just a way of diverting their money into a vehicle that is tax free, it's still their money and they divert it in a way that results in only paying tax on what they spend not what they earn like the rest of us. It's just another way of getting the many to pay for the few, don't be sucked in by thinking it's necessary, quite frankly it isn't. Take the NHS for example, it's not money they need it's better management, there is enough money thrown into it to fill a black hole. The funding of the NHS is misappropriated like every thing else. Government contracts, local Government it's all about diverting money from where it should be going to where it does go, into undeserving people's pockets. Capital Gains on your personal home will just make you poorer.

Follow the science is the biggest joke this lot have come out with. We are seeing a downward slide into authoritarianism at a rate of knots! Does no one see the warnings signs of history for pitys sake! Look at Europe it's shocking what's happening there! There is scant scientific evidence for masks, or further jabs, all this lot are doing is giving contracts away to friends and associates (family too) whilst being sycophants to billionaires at our expense, not just with our money but with our dignity too. I am old enough to remember there hasn't been a winter when the NHS wasn't in crisis since the 1970's, and look what they did when they upped our taxes for social care, created jobs for "diversity executives" in the NHS on salaries in excess of £200k a year...it's utterly reprehensible and meanwhile we are arguing over whether we should wear filthy bits of cloth over our mouths and noses without a shred of scientific or medical data.

About as much as if everyone in the UK all ran around on push bikes and dumped our fridges, never flew anywhere and wore recycled clothes, the answer would be virtually none as we produce less than 1% of the world's emissions. The Chinese are becoming the richest country on earth whilst we walk face first into economic poverty led by a bunch of wackos who make enough money never to set foot in the country again once they've left office after milking the system and their positions dry at our expense.

I think this namby pamby attitude should stop. There is not a shred of scientific evidence that these masks work. It's simply another form of virtue signalling mixed with extreme ignorance, mostly pushed by our television news channels and an inept crooked Cabinet. This idiotic Ministerial response to this virus is nonsensical, has been from the start, remember Witty in early March 2020, "if you get the deadly virus, go home, stay indoors for 14 days and you will be fine" that's an absurd contradiction in terms and you don't need a degree in English to see it?? The psychological and physical damage their policies have done to the people of this country is huge! Almost 6 million on the waiting list for ops and diagnosis, tens of thousands dying from untreated cancer and heart issues, children's education destroyed with over 800.000 off school isolating for a disease they don't get ill from and not a shred of evidence asymptomatic people especially children even spread it, we've gone from protect the NHS to death numbers and now cases shoved down our throat. The death figures are skewed, the NHS was never under any more threat than usual, if it were they wouldn't of closed all the Nightingale hospitals that were never used by more than a few dozen patients, and cases mean nothing if people are not getting sick! 2020 along with most of this year to date have no significant spike in the number of deaths overall. SAGE who seem to be running the country are mainly made up of behavioural psychologists and mathematical models who always without fail present scenarios that never ever are even remotely corrects and still these idiots and their modelling is used o terrify and destroy our lives!. The real Nobel Prize winning biologists and virologists, and the words leading experts on emerging infectious diseases have been effectively censored or deemed lunatics. We've listened to Matt Hancock refer to the Great Barrington Declaration authors as "so called fringe experts" who is he? These people wrote the book on infectious disease. The government have milked this comprehensively and continue to do so, contract, many worth figures difficult to comprehend handed out to family, friends and ex associates! They are all hypocrites and make it up as they go along, the G7 no rules, over 3500 EUFA cronies allowed in from green red and whatever silly colour they make up with no isolation, no injection and no testing because they are "important" people! So clearly your not affected by this if your important!? Never mind stupid conspiracy theories and such rubbish you only have to look at the facts to realise we are turning into Little China, Lord Jonathan Sumption once (2 years ago) dubbed the cleverest legal brain in England has spoken out before being silenced that the law never required altering as we had laws in place for an emergency, health or otherwise, yet the government changed them because they didn't like having to produce evidence to Parliment. If we are all going to just roll over and allow ourselves to be herded like sheep then Jon's right and nothing will change. We need to find some of that backbone our grandparents displayed rather than a " oh well there's nothing we can do about it" weak attitude.

The whole Cabinet haven't so much as "chipped away" at our democracy James they have put dynamite under it. Over 300 of our laws have been changed and John not one of them have had Parliamentary debate!! This is unprecedented in British history and most have nothing to do with our "health". The governement is ruling over us by decrre, Its lamentable and its clear there is no let up to the lengths and excuses they will go to hang on to this power. They have also postponed the local and by elections again for the 2nd year. Democracy in this country is becoming a dim and distant memory.

I can categorically say no it's not just helping Londoners. What we have to try and understand is that young families struggle with deposits to move uo the ladder and its a far cry from when middle aged people like me first started out. Anyone under 35 is going to struggle indeed under 40 compared to even 15 years ago so a saving of only 2 or 3 thousand may seem irrelevant to someone my age but it's the difference between having to meet that mortgage companies deposit level or not and that's the difference between getting that extra space for your family or staying put in what's become an unsuitable space. So whether in London (where yes the saving is bigger) or in the Midlands, the West Country or anywhere outside a very undesirable area in England it's a transaction saver and so much more to young families struggling to provide space for their children.

The lockdown last spring provided nothing, it failed. It cost lives and fatally wounded our economy. There is no point in repeating failure. This virus is not lethal at all unless you are already seriously ill. A recovery rate of well over 99% is similar to flu survival rates and in some cases not even as high. This over reaction is complete madness!

The Government's instructions are very clear and we're reiterated by Ministers on the BBC this morning: If at all possible work from home, if that is not possible then as long as social distancing guidelines are observed you can go to work. So you have this headline which is rather optimistic and by contrast we also have "market will take 5 years to recover". Doom and then boom. Truth is no one actually has a crystal ball yet all continue to claim to be clairvoyants. Amusing really, the actual truth no doubt will land somewhere in the middle, neither doom nor boom. We can only go on the history and that's what it tells us, it usually lands somewhere in the middle. And what's the one constant lesson of history? Answer it continues to repeat itself.

While I understand Chloe and Nigels point, I'm afraid I must agree with Marcus. RM have milked agencies for many years with an arrogance and couldn't care less attitude and the only reason they are offering these reductions and discounts now is purely because they have to, not in light of this down turn due to the lock down but because they realise and for the first that Agents are really dissatisfied with their greed, this realisation is helped by agents mutual and and the ever increase of news and social media as a voice. I was with RM from their inception and in 2008 with the advent of the financial crash they were not offering discounts then, because they didn't have to even though the market and countless agents of many years standing were on their knees. I would say to both of you don't be won over by a temporary discount and free period, believe me after over 20 years with RM I can tell you nothing is free. We have a chance to break this stranglehold they have had over agents for to long, I really think this time they are genuinely concerned and they should be. They epitomise greed I'm sorry to say. Very few agents will shed a tear.

The only way to ease the housing shortage is not by 'playing' with restrictions that simply have knock on effects elsewhere in local economies but for councils to build houses again. The number of new builds are restricted by the biggest house builders (who between them build most of the new homes) as the restriction to supply equals more profit per unit. The Government have been told for years now, decades in fact that the only way to create more affordable homes for ever growing families and young people wanting to start life in their own home is to build, from the Law Society, RICS and every estate agent body the message has been the same - we need to build more homes!

I don't think any agency will ever get a real foothold in an area in order to compete with local well known estate agents by having a purely online presence, it's never happened yet. The large corporates that manage to become well known do so by raising investment to finance huge marketing campaigns - it's quite telling that none of them have made a penny profit yet... the high street agent has to make use of online facilities for sure but they will never be replaced by a faceless online office, in Outer Mongolia or South London.

It will take time but the monopoly rm have is slowly becoming eroded and will continue to decline. agents are beginning to realise they can get a fairly equal response elsewhere. No one I have spoken to has any allegiance for rm whatsoever, this common disdain for them amongst agents won't help as the challenges to the portal market take hold.

I had an incident many years ago whereby I had a competing agency bold as brass simply knock on my clients door! The client gave him short shrift however I made my feelings clear to his boss (whom I knew). Although apologetic his boss put it down to over zealous enthusiasm. He didn't do it again to any of my instructions although that's hardly the point. This sort of practise is rife across the UK and it's committed by large chains and small independents. There is also the old compliment slip ruse "please contact us urgently concerning your sale" etc more silly and dirty tricks to gain some sort of dialogue with another agents clients. I can't print what I think of these idiots.

I have always held the opinion that you cannot make a penny out of selling a property, any property for under £1000 when you look at the real costs involved. My belief is that the true philosophy of theirs was to float the company, that's been done and the original investors (pre floatation) have already made their lottery sized sums. Quite a clever concept but one always doomed to fail in the medium term for any regular investors.

Seems to me a load of old rubbish, the solicitor is paid to check and confirm all the paperwork. Agents should be upfront and most state on particulars how much maintenance is and whether the property is Freehold or Leasehold. It's no one's job to educate someone on what they are buying unless they are purposely mislead.

On the market may have adopted some initially daft ideas but their original intention of breaking the rightmove monopoly may yet come to fruition.

As the article is published on this site I would presume most of its target audience are experienced agents. I would add I'm not rubbishing this chap or his article but for the audience it's aimed at its just stating the obvious.
