Hamptons’ head of London private office has questioned why video has not become more widely-used in listings as he suggests more ‘personality’ is needed when selling homes.
Grant Bates, who has been dubbed a “superstar agent” in the press due to his large social media following and regular Instagram videos of listings in London, said the tool is a “much cleaner” way to view property.
Speaking in a new podcast series launched by the agency brand called No Place Like Home, Bates revealed that 20% of his business came through social media last year.
He told host Anita Rani: “There is a desire to have quick short information.
“It is a lot easier to jump in and see a 90-second video to give you a good idea of a listing.
“I’m shocked that video, aside from just on social media, hasn’t been used years ago as its such cleaner way to view property than slightly wider shots of parts of a house.
“You see everything and get a feel of the flow, it’s slightly more informal.
“The days of doing business increasingly formally are done and dusted.
“You still need to retain the professionalism and knowledge but there needs to be an element of personality.”
A Place in the Sun presenter Amanda Lamb was also on the podcast and recounted how she once injured herself on singer Prince’s toilet.
Lamb also urged buyers to make friends with their local agent, adding that she started out in estate agency during the 1980s and had a box of buyer contacts she would ring when a new property came up.
Bates supported this approach, but warned: “There are now 50 agents on every high street, it will be tricky to make friends with everyone.”
