Was always 2% then dropped to 1.5% then 1% but the worst thing is all the companies dining on the agents hard earned fee by creating platforms and the money the agent has to spend to stay parallel. The amount of add on you need today costs thousands and the contracts are horrible. Am i alone at being hounded day and night by these companies.

If these words do not equal action our Country will continue to decline and fade. But the positive element is the recognition. That is a good base and is welcomed. The policy of urban extension and brownfield development for me is not enough. Our villages need development and regeneration as they have faded over the past 10 years with the changing economy. 1000s of pubs have closed as well as shops and post offices leaving no communication hubs for the young and the elderley. If the villages planned for 50 to 75 new homes the housing targets would quickly be achieved. The problem with huge urban extensions and new settlements on Brownfield sites is that it takes too long to deliver the numbers and provides the wrong accommodation and environments. Villages are the life blood for our growing population and it would be very easy to find the land, get the planning and deliver the housing while expanding existing schools/surgeries to cater for the increased numbers. More villages should move from Catergory one and two to minor service centres.

If the Conservatives do not find some national confidence by the end of the Q1 2024 they are toast. I expect Rishi will say we are in this mire together and do nothing and Labour will have a landslide victory. As a weak Conservative supporter after all the damage they have done, like others, my head could be turned easily. The collapse of the property market didn't need to happen and firmly lies at the political door imo.

It looks like a tax for non compliance and I bet there are still thousands not registered for AML. You only get fined when you register and HMRC back date the months and form a fine from a completely made up matrix. That is based on what they think the estate agent can easily afford without either challenging or going into administration. Like a parking fine you get a discount for an early settlement. But the moral of the story is we do not handle money and HMRC know it but see this as easy pickings. I heard the government were targeting £100 million in fines this is just the tip of the iceberg currently.

Our planning officers need bolder guidance and more support and more of them. Many have left for private practices and should be motivated to return. There appears to be no management structure in place, declining wages and a massive hold up with undetermined planning applications. At the moment nimbyism is winning by a country mile.

For me with where property values are an agent doesn't need to charge 2%. That is just greed and I question how professional that is. 1.25/1.5% is adequate and 1% by no means cheap. This online nonsense has lost millions and has been a disaster whereby good high street agents have ridden the storm and can bow hope to become stronger. Did I just read Strike are delisting PB, distributing the cash in the bank ( what was it £5.5M) to its shareholders and then what, gently pushing it to the liquidator!

This fixation that the values will drop should not be endorsed at this point. It is sheer speculation; all it is leading to is price chipping. If you are truly at the coal face you are not seeing price correction you are seeing buyers seeing inflation, higher interest rate, soaring energy prices, talk of recession. All a perfect storm to encourage them to do nothing. When this settles, and it will end of the first quarter of 2023, there will be a clamour for properties, particularly new properties. Price reductions are pointless in this situation. Demand is still stronger than supply. The responsibility of a true agent is to promote positivity not agreement that house values are dropping by 10%, what sort of business model is that!!!

is that a fall or a leveling up, simply takes house prices back to pre covid. covid created demand and a rush to move and with it a surge on value. Higher interest rates make lenders want to lend more not less. Prefer the wider notion that the market will steady with values slowing to 1% year on year. Election in two years will recreate feel good factor for votes both from Conservative and Labour and values will climb again. With BNG new home housing supply may fall behind target create demand and another surge in values. I dont think its a good idea to jump on the self destruction train to hell, its in nobodies interest. The new buzz word `correction`is ill advised imo

An interesting comment about splitting the vote between employer and employee I would go further and age bracket the survey. As an employer paying PAYE and other taxes which add up to over 40% of my turnover it galls me to see this ideology. In my previous opinion I said staff/owners should work 7 days a week, what I didnt mean was that process is full time I meant simply an hour a day staying on top of things and having the courtesy of a quick reply. Rather than days off I would agree with reduced hours on a couple of days. We are in a sales industry, performance led we can be sensible about our working hours but we cant just shut or rota because these days emails and calls are very individual.

As a small one operation Right Move is a critical platform for me. I have tried other portals without success and actually find the team behind Right Move far superior. I dont think it is expensive for what you get and there are credible tools that help the agency if you want to spend a bit more money. Thats the good bit, the monopoly through lack of alternatives though is frightening. The way they multi level sell on postcodes is becoming alarming and the consumer is a sitting duck to price hikes. The ability of big money to monopolise areas is a compromise to the industry maintaining professionalism. I have complained that agents working from home have the same status as agents working from offices who have employees and rents to pay but all portals have leveled the playing field in that respect and I think that is the industries real long term problem. By this I mean tumbling commission rates and the inability to govern the industry. Back in the day the NAEA was credible the alternatives today dont seem to be taken seriously nor are there any bodies that sellers respect when choosing an agent. Thats my view.

I would advocate getting the searches up front but not items that can be addressed pdq. My problem is I am doing the sales issuing HOTs and then watching nothing develop with any speed slowing down more when you chase. The respect for agents is at an all time low caused by our obsession to self destruct our professionalism and present ourselves as carpet salespeople. To discount and claim the job is unskilled. Its a conflict of interest. The buyer would sign a fee contract of course at the beginning of the sale, but I dont believe you take a fee when you are acting for the other side as you are duty bound to get the best price for the person you are acting for. Propertymark should ban such activities. You can always get a fee from the buyer if you are acquiring the property and not advising the seller but this isn't the same. Conflict of interest meaning a situation in which a person is in a position to derive personal benefit from actions or decisions made in their official capacity.

No mention of the failed planning system holding up consent delivery then? Hugely reduced planning officers, section 106 agreements involving the NHS on new medical centres at a standstill. Mix that with no building materials and you have it `a broken housing supply system which the Government completely ignores. We have been heading this way for 2 years at least , the shallow brexit years always forgotten and then the pandemic shutting the system down. I think it is going to get a lot worse before it gets better. Are we heading for a depression??

Made me laugh, not the sad news of the agent closing but the image of the new version of estate agent eating toast , feeding the kids , while having a phone in the other hand trying booking a valuation for a fee of peanuts when I am paying thousands in tax and wages and countless ineffective social media platforms working tirelessly for my team to earn good commissions, teaching many who ironically go on to work from home. And thats the point where do these online people get trained, yes by us true professionals. The High Street is far from dead and will prevail.

Many agents forced to shut with no realistic compensation will go bust. This action also opens the door to the online for profit # organisations. Momentum is key, when you shut the doors and that is lost it takes the time one is closed to create the momentum again. As a service industry this has catastrophic ramifications to the long term health of the provision. We should dig deeper into detail for sure, work with common sense, any viewings should be cautiously organised. I do believe tales of incompetence are probably limited to the idiot factor that prevails generally among society and will never change and fines , big fines should act as deterrent. # online for profit meaning no control over viewings where vendors have to do it which surely is worse.
