The average price of a new home fell by 2.1% in January, making the annual decline of 13.1% the largest year-on-year price fall recorded by website SmartNewHomes.
A new-build semi now costs £26,000 less than a year ago, and the average new apartment £33,000 less.
The average price of a new home now stands at £221,598.
