i think a vendor should have a solicitor instructed and a legal pack obtained as well as a survey on the property at the point of marketing. if the vendor is serious about selling then this should not be a problem and then this solves all of Parts B and C. Auctioneers dont seem to have a problem with this and it works well. yet once again propertymark have not encouraged the government in the right way and yet once again we have an ill thought through piece of legislation which is full of openings for estate agents to be held to account.

The AI Description tool does not save time. You have to spend more time editing it than writing it from scratch. ReapIt needs to stop their system from crashing and freezing a dozen times a day. It would be nice if its reporting system was not so time consuming and they spent more time on improving the mediocre system they have at present rather than implementing AI that is pointless. This is a look at us piece and I am afraid for their customers a roll your eyes piece.

another minister who does not have a clue. another minister with no experience. another minister who none of us have heard of. another minister who does not engage with the industry. we don't necessarily need more homes built to sort the homes shortage out. we need the landlords back that had two and three properties in their portfolio. with the increase SDLT for second homes no wonder no homeowners trade up and retain and rent out. that's how the homes shortage can be sorted out quickly and efficiently. that's what we had in the early 2000's and we did not have the problems we face today. a very poorly written article in general.
