Getting social! Agent launches weekly local video updates

Independent estate agent DM & Co. Homes has launched a weekly update on the regional housing market presented by managing director Dominic Murphy.

Every Saturday morning “How’s the property market Dom?” will go live across Solihull-based DM & Co.’s social media channels, providing local insight for sellers and buyers.

The new stream is in addition to “Sneak Peaks” which the company has consistently delivered for the past 12 months, hitting platforms every Monday.

Murphy said: “The new service is our regular weekly update on what is happening within the Solihull property market, with statistics highlighting the number of new properties coming to market, the sales agreed and price reductions in the previous seven days.”

He said the data came from DM & Co. Homes’ access to ‘Rightmove Plus’ which provides data from the company’s core area, including postcodes B28, B90, B91, B92, B93, B94 and B95.

Murphy added: “Naturally we are not restricted to selling or renting outside these areas, but this is where the majority of our business is conducted. 

“We have set the price bracket for our stats from £0 through to £5 million so that you can get a fair, accurate and unbiased view of the local Solihull property market.”

In his first market update, Dominic reveals that in the first seven days of 2023, DM& Co. Homes received 36 new instructions, exactly the same as the first week of 2022.

Sales agreed were down four to 19, but he attributes that more to the way the working days fell during the festive period.

He said: “The market was white hot in 2022 and has now cooled to a more moderate red hot, and what that means for buyers and sellers is that the number of inquiries may be slightly down but we are seeing a more serious seller attracting serious buyers.

“Some prices towards the backend of 2022 were on the aspirational side and to reflect current market conditions, there has been 33 price reductions in the first week of 2023.”

He added that 59 new buyers had contacted DM & Co. Homes and staff also undertook 24 valuations in the first seven days of the year.

Murphy said: “Serious sellers looking for serious buyers with prices that reflect their commitment to selling.”

He said activity was still high on the rental front, with 97 new tenants looking for rental properties, ranging from one bed apartments to four and five bed detached houses, with rents available from £800 to £3,500 per calendar month.
