A hybrid agency called 99Home Ltd, which made its debut back in April, appears to have relaunched with what it calls “the best value and the most reliable hybrid real estate service” for vendors, priced from £99 - thought to be the UK’s cheapest.
The men behind it are IT expert Vijay Vashistha and Sachin Gupta, who is described in the relaunch document as “an established real estate professional” in the industry for the past 10 years. The firm has also appointed Richard Luckman - described as having “proven experience in leading and developing successful IT and service organisations across the UK” - as the company’s chairman.
The company - which shares its north London business address with a traditional high street estate agency called Property Hub - has nine properties listed for sale and its latest statement says it provides “nationwide exposure, local support” with a service in which clients “can manage the process - all for a fixed fee.”
Its website says: “You can arrange viewings, edit photos, change your demanded price and accept offers 24/7. On top of that, our dedicated team of experts are here to help and support you at every step of the process, until completion.”
It lists properties on Zoopla, Rightmove and PrimeLocation and for an additional cost can provide support services including conveyancing, insurance, mortgages and EPCs.
Meanwhile in Cardiff the independent Four Walls Online has launched a hybrid service as well as a traditional full service option.
The agency is an off-shoot of the Cadwyn housing association but now operates an online service for private sales and tenants as well as the traditional model for its social housing clients.
It says its Property Platform online service allows prospective sellers and landlords to schedule viewings, negotiate offers and manage payments; early tests have seen it process three sales and 10 lets through the system.
“The savings we’ve made as a result of launching our Property Platform, we’re passing directly to our customers by offering some of the most competitive prices around, with the added value of exceptional customer service delivered by our professional, local team in Cardiff” says Francesca Coles, Four Walls Online manager.

So, the race to the bottom is almost complete!
Just an embarassment to the industry.
Go to a proper agent and get the service you need! most will charge 1% just don't pay anymore!
When I have sold in the past I cost in the agents fees simples!!!!!!!!!!!!!!
Not only bottom but top as well. Charging £999 which are even more than PB, eMove, Yopa etc so race from bottom to top :-)
