Congratulations to Romans on its win as Estate Agency of the Year.

The firm won the accolade in yesterday’s packed-out awards ceremony in central London.

The citation said that the company was all about personal service, and understanding the reasons why and how customers engage.

It said: “Romans takes these principles and weaves them through its entire operation without exception, and with huge buy-in from the staff.

“Every action is undertaken for the benefit of the customer and it is rewarded for this approach with excellent market share and loyal client base.”

Romans also took the award for medium-sized agent of the year, while Connells won the award for best chain and Karl Tatler’s impressive performance as a small independent in the north also gave it the national title in its category.

The awards, hosted by Ben Fogle, also honoured EAT’s own Rosalind Renshaw for her 'outstanding contribution' to the industry.

The citation paid tribute to how she has both reported and shaped property news, and spoke of her 'razor sharp commentary' and her 'palpable affection for, and affinity to, estate agents'.

    Oh my god Mr Rant,

    You really have lost the plot, me thinks.

    Hey Mr Rant, friendly advice for you. Try popping into your local garden centre and try purchasing a mulberry bush for planting in your window box, around which you can go again and again without fear of rejection. They may well tell you that it should be a mulberry tree, but I can see you now getting your point across to the garden centre man that you only want a mulberry bush, and the prices of mulberry bushes are dropping due to lack of demand.

    After that, try going to a local pet shop and asking to purchase a flea comb. When you inspect it you will discover it has very fine teeth. Your very own 'fine tooth comb' for sifting through the meaningless drivel.

    With your new equipment you will be in much better form than ever before, I am sure of this.

    My reply that has attracted one person's interest was to an anon poster (Brian - the same poster), so I didn't direct it to them at the start. It would have flowed straight above their post, so I didn't direct the opening sentence either. Someone got a post inbetween by a whole six seconds though, which is why my comment is being taken so out of context: Here's the conversation in time order:

    What on earth makes you think plentiful cheap money and limited supply drives prices down?

    To be fair PeeBee, Fun Boy Agent got a load of grief from a flurry of posters (I wasn't one) for his comment. There's only one who's making a deal out of this, trying to drum up the same response as FBA got and failing miserably.

    I'm directing my response at them, not FBA, who I am sure made a typo and knows the difference between a loan and a deposit (although FBA has been putting the boot in quite a bit - he 'defriended' me earlier). The other guy, though, I'm not so sure sure about...

    The ultimate irony here is that it was his misinterpretation in the first place that I was highlighting. He posts under lots of different aliases to make it look like more people and used to go by the name of Brian, or sometimes, Brain. He no longer uses that name because it was noticed that he couldn't actually debate with any of the issues, just make childish responses. In the past he's accused me of copying and pasting the sources I use, which is a bit of a bizarre of a thing to get upset about.

    Actually, I take it as a compliment when someone gets upset about my comments but can't make a positive contribution in response. Means the message is getting through... : )

    Brian's a bit late to the party really - there was much worse abuse hurled at my comments on this site six to nine months ago. I assume he bought a place in 2007 with a 125% mortgage from Northern Rock and is trying to find an outlet for his anger at how that's working out.

    Appreciate you bring some sanity into this situation though.

    Okay... I'm gonna get all serious here for a minute. Doesn't happen often...

    A few weeks ago, what seemed to be a million posters crawled out of the woodwork and ripped the cr@p out of FBA because of something he said which was PERFECTLY REASONABLE when read in context - but it suited them to take it straight out of that context so that it 'read' something completely different. Ha bloody ha. FBA basically took the attitude of "whatever - up yours." HE knew what he meant - as did a few other posters.

    Now THIS time, he said something else which COULD be taken two ways (three, actually, IF you believe that he actually made a mistake...):

    "Young people save? Outrageous I say.

    Bring back 100% deposits..... NOW

    Save those poor savers"

    As it is, in context, it can be read as a perfectly reasonable, normal statement - assuming you all know and appreciate the humour behind the animal that is FBA, that is.

    However, rant picked up on "Bring back 100% deposits..." (which following the trail I believe to be from a post from 'The Frog' who had reposted that single sentence in isolation as if FBA got it wrong.

    rant's own response - "100% deposits, not 100% loans. What would happen to UK house prices if it became illegal to buy a property with borrowed money?" - is a valid question... however I would have chosen a more 'appropriate' word than "illegal".

    I am certain that on reflection he would also - as I am equally certain that had FBA have thought that his original statement would be held up on a pike he may well have worded it differently also (of course I could be wrong on both counts at which point you can all have a laugh on my account! Won't be the first time... won't be the last...).

    And then - it got all brown and sticky... and here we are now giving rant grief about it, who in defence keeps slinging it back at FBA - and round it goes again...

    We're all adults aren't we? rant posts more sense than many other individuals here, generally in good humour - and gets plenty of stick for it which he takes on the chin and gives back in style. He has an agenda which he wants to get over - as do Agents, me - hell so does the whole of the population!

    I wonder what would happen if 'rant' came into your offices to want to discuss the merits of buying or sitting it out?

    Personally, I'd LOVE to have a face-to-face with the guy...

    There - said my bit. Feel free to stick my head on a pike with the other two.

    I'll be in good company is all I'll say to finish.

    In any event, I echo RnR's sentiments insomuch that Ros does a sterling job with this site - that much has never been in doubt.

    I'd love to stop and heap more misery but i've got a pub to go to.

    To all my HPC'er friends on here (and Rant).

    Why not take a little holiday from your house price misery over the festive period? Go on, you deserve it, treat yourself to a red letter day.

    I know you all like to complain a lot and about just about everything, but if you book a day parachuting or skydiving, I believe I am right in thinking:

    No one has ever complained of a parachute not opening.

    Different award (will someone care to divulge which Awards THESE were, please...). I was referring to the Home Sale Network, where their annual walks to the winners rostrum for a minimum of one award were almost a formality...

    They gotta be doing SOMETHING right, obviously - so anyone knocking them is, I would say, looking through green-tinted specs!

    Best use of capital letters in modern Estate Agency
    Most use of the phrase 'Merde de Taureau' by an EA in 2011

    Alas, you not being an EA meant you were ineligible. Otherwise you would have had those two in the bag...

    I have no intention whatsoever of doing that - and I am confident that Ms Renshaw has no doubt of that fact.

    This remark comes as somewhat of a surprise to me, rant, as I do not believe that I have EVER slung mud in your direction - usually quite the opposite - and am disappointed that you indicate otherwise.

    Agreed 100%.

    You and I just happen to each like some stories better than others - and they happen to be at opposite ends of the scale.

    And Rosalind allows us - despite our not being part of the community that the site is specifically directed at and provided for, I add - the opportunity of debating these differences of opinion, which I enjoy immensely.

    There are those who have, rightly or wrongly, complained about "non-Agent" (...of which I include myself under that heading...) input in no uncertain terms. Whereas it would have been easy to restrict the site to a membership, this has not been effected, allowing a full spectrum of comments relating to the issues highlighted by the stories to be seen.

    For that alone, Rosalind, I thank you once again.
