Rightmove has confirmed that it is just weeks away from releasing a new real-time datafeed that will allow agents to list new properties within five seconds flat from their mobiles.

It would mean instant property alerts to prospective buyers and tenants within seconds of being instructed and all before the agent has left the property.

The project is being trialled, with all the software providers that feed listings into Rightmove being consulted before full details are released – expected in about three weeks.

Rightmove said that the project is extremely demanding technically, and depends to some extent on mobile access and a decent connection, but the portal confirmed to EAT that the new datafeed will mean that any additions, changes or deletions to an agent’s property stock can be replicated on Rightmove in less than five seconds.

Benefits to agents would include a clear ‘wow’ factor, with the opportunity to impress vendors and landlords by adding a new instruction to Rightmove straightaway, or demonstrating that agreed changes have been implemented on Rightmove, seemingly instantly.

Rightmove said the new datafeed will also present the opportunity for agents to move faster than the competition, while users of the Rightmove website and mobile platforms will see properties added and removed much more quickly – especially helpful in the rental market where stock turns over quickly.
 
Simon Zacharzewski, datafeed manager, told EAT: “We’re pleased that we are just weeks away from rolling out the new real-time datafeed to advertisers on Rightmove.

“This project will provide a rapid, accurate and hassle-free mechanism for agents to see changes reflected on Rightmove in real-time using an API [Application Programming Interface].

“The agents we’ve consulted tell us that they’re excited at the prospect of being able to see a change, whether that’s a price reduction or the addition of a new instruction, made in less than five seconds, and relieved that they will no longer have to wait up to 24 hours for the datafeed to run to feel the benefits of Rightmove’s coverage.

“We continue to monitor the results of the tests because it’s a demanding technical project with the potential to have a big impact and so it’s essential we have total confidence before full live release in a few weeks.”
 
Rightmove also confirmed it has been in discussion with datafeed providers, including Dezrez and Vebra, as part of a process vital to ensuring the success of the project.

A number of agents are currently uploading properties to a test environment using the new datafeed and the results monitored and analysed. Each week, more agents are added to the test group to ensure the stability and scalability of the feed.
 
Zacharzewski added: “We invited the datafeed providers and some of our advertisers to the Rightmove office two weeks ago to give them an update on the project.

“Without their help and co-operation this would have been like pushing an elephant up hill, but it’s been great to work alongside them to create something we believe is genuinely innovative.

“As part of the project we will also extend the data specification set to include lots of new fields which agents will have the option to provide to us – one of which will mean that the location pin on the maps will be in exactly the right place!

“It’s just the first part of the project and more upgrades and new features will be added over the course of the year.”

    cleartarn has a vested interest in that we have produced a website content management system with real time data feeds to Rightmove. That said, regarding the Rightmove debate there are many things that can be done with an Agent's own website that create the best of all worlds. Built in Search Engine Optimisation, QR Codes and shortened links for social media marketing of property are all techniques which can be used to drive more traffic to the Agent's own site. Rightmove Real Time Data Feed is part of the marketing strategy, but it is not the only thing that should be being done to promote the Agent's services. As has been eloquently expressed below, even a software company can see that there is more to selling a property than lobbing the details up on to Rightmove!!     We delay for the 7 day cooling off period for the sole agency anyway as scum agents will door knock otherwise! Good agents know RM is a tool to be used, get in the hot box and on the phone!!

    agents should delay uploading to rightmove and tell apps to go to their own website 1st, thus slowing rms monopoly, also why point pot vendors to a site with all your competitors keep them on your own site

    Oh fabulous, another pointless gimmick from rightmove to try and justify their extortionate fees.

    I'm pleased in some respects, the agents that just care about getting properties on line with the minimum effort and presentation will love this, upset most of the vendors, and misinform buyers.

    That means for people like ourselves who spend a lot of time and care on high quality presentation, detail and are thorough will continue to get clients who understand the importance of not rushing a ham fisted set of particulars to the market which cheapens their property and ultimately their price.

    Next time my rightmove rep rings to try and "advise" us with their wealth of expertise how important it is to have good quality photography and particulars online, I shall point out how their Borg-esque approach is doing nothing but reducing the quality of properties online, peoples opinion of agents and agents opinion of rightmove.

    I for one will continue to upload manually at a speed I'm comfortable with.

    I wonder how details will be signed off by the vendor? Are they going to sign them off at the property? I bet even more agents won't bother to get them to.

    The hole rightmove are digging, continues to get deeper.

    Not this.

    Instagram, Pinterest, Stumbleupon, Google + and more, the upload your picture and description to our site in 5 seconds, software has been available for years.

    But like others have said before me, what about floor plans, EPC's etc etc.

    Nice idea but we're not talking about pinning a picture of your cat on a social media site here. The punters expect good photo's, good descriptions taken and written in a way that will appeal to the widest audience.

    Sorry but no thanks RM, and please don't say I have got to pay for it if I really don't want it.

    You've hit the nail on the head!

    There's already too much in the way of rubbish presentation, poor grammar and images taken on a compact camera in the worst kinds of dull weather (why do clients put up with it?).

    Rightmove's new idea is a poor attempt at a headline grabber and a simple reason to up everyone's subscriptions again next year.

    This idea doesn't have legs and the practicality of it will not improve property presentation in any way!

    It's just becoming tiring!!!

    Excellent, so first our websites will disappear from Google, so no one will find them. If they can't find our sites, they can't search for us online and find our branches or contact details. If they don't know where we are then the branch visitors will stop and the branches will close.

    I think Mr Whistle Blower has a point, I have a horrible feeling that 5 years from now we are all going to be working for Rightmove who will be a huge online estate agent feeding off us all. Forget Star wars, I'm thinking the Matrix here.

    Trying justifying your fee to a vendor when all you do is take poor quality pics, brief description and then instantly upload it to RM.

    Vendors already think agents do nothing for their huge fee...

    Lost interest in the comments as soon as I hit the constant block capitals.

    It's a reasonable idea in theory, but I believe quality over quantity when selling your most expensive asset pays dividends.

    I, and I suspect most vendors, would rather wait 24 hours and upload with floorplan and quality pictures so it goes out to all RIghtmove registered people by email properly, rather than a five second upload that is of poor quality and attracts no interest at all.

    SEO issue or not....surely the main objective for agents is to sell properties. That's the bottom line. Surely it's irrelevant if a buyer finds the property via the RM site, or via their site?

    As we know Google are constantly scanning all websites for original content. If google identifies a property on RM before the agents website RM could gain all the SEO benefit for this.

    The Agents website could actually be penalised even though it is their content !!!

    Agents need to have the property on their own website way before RM or zoopla for that matter..

    Why have they waited till now, all of the software houses were able to do this in 1999/2000 but Rightmove refused to accept live feeds.

    Hands up any neg that wants to type details up on a smartphone, hands up all vendoesrs who want mobile phone photos uploaded to the interweb.

    At face value sounds a great idea? This is a very smart move from RM. With social media being used more (Facebook/Twitter etc) and software able to email new instructions the same day. RM are ensuring they remain in stop spot and thus continue to charge a fortune.

    If this is taken up by agents then the need for anyone to be on our mailing list becomes less & less - Just wait for my RM app to tell me when anything new comes on.

    I think 24 hours to upload is sensible enough (say perhaps lettings). If we give RM this much power, we will lose total control of our business and it all about RIGHTMOVE - This scares me.

    Perhaps RM can aim for 95% profit margin.

    Its not a 'WOW' factor as every agent you uploads to Rightmove can offer this to new clients. I think its a silly idea and they are trying to justify their sill money charges.

    Does primelocation have more agents???

    Did a chart recently in 2 areas. listed all agents on RM, zoopla and primelocation. Was surprised that primelocation showed more agents in its column than rightmove and zoopla.

    There was also many agents on one and not the others

    B2B is better
    Its great to think mass data can be thrown about in real time. Its just a shame the rightmove data feed by design stopped agents working together.

    When agents do work together they can often access for potential buyers valuation/market appraisal properties and get deals done direct or via collaboration.

    No matter how fast the data transfer, best value is agents working B2B and saving £100's on portal fees. If agent A has the buyer and agent B the property, bypassing portals is proving a great way to network sales locally.

    Excellent news RM. We are in the year 2013 after all, where we can upload items to our own websites, facebook, etc. instantly so an obvious move to get our data uploaded quicker than previously.

    Showing off for a second... BDP Software (bdphq.com), a fairly new supplier of cloud-based software to estate agencies, and very well established in Edinburgh, is one of the first four Beta testers of the new RM Live feed, and we got it up and running within a couple of days. We're now ready to roll out instant uploads to all our clients from day one.

    It's great that Rightmove is taking the initiative to move away from the dreadful BLM3 format and are developing a decent API. If all portals would follow suit it would make our job very much easier and make our clients' experience so much better. Having to wait hours, or even days, for data to update on a portal is really not acceptable in this day and age.

    that'll be a first. We're always having problems with our vebra upload to Rightmove for which Vebra blame Rightmove and vice versa.
