Ironic that estate agents think that conveyancing should be "Commoditized" no personal interaction, no office visits etc.... should the same not apply to agents?

I agree with Mr S. Saunders above ( whose parents couldn't decide which way to spell Stewart/Stuart ?) Irony is the agents have the power but not the collective balls....they must act together and quickly and create their own portal, It's not rocket surgery ! the public will follow the properties... thing is agents must look ahead, RM is not about to stand still and let their position/ market value decline ... Mr DelPrete is correct that RM has a "network effect" and it's the place vendors want to be seen and that is exactly the future opportunity for RM. The future is easy to predict, it will be quicker, easier, cheaper and different to what we know now. If you take a look at Block-Chain technology, digitalisation progress at the land registry and digital contracts it shows that the way we buy and sell property is changing fast. Thanks to the agents RM are now big enough, rich enough and powerful enough to re-position their business model and cut out the middle man ! RM are already the biggest estate agent in the country they just get us to do all the donkey work ! The agents are both their biggest asset and their Achilles heel so if i was on the board i would want a plan B. so that if agents do grow some the business moves forward..... Such as.... Ditch the agents and go direct to the public, Buy someone (Purple Bricks) to develop a route and buy (My Home Move) to take control of conveyancing. Remember in the future property sales won't take months, it could be days once a completed chain is in place. Base your thoughts and plans on not what you know now but on the digital future. P.S. perhaps they own Purple Bricks already !

Hang on chaps.... small matter of £500 withdrawal fee unpaid due to "lack of service" which means because it didn't sell the agent did nothing ! ( we all know that's not true) the vendor should have been pursued for the £500 at the time as presumeably it was in the TOB he would have signed. The article does make it clear what fee is now being sought. (commission or withdrawal fee ) or "cancellation fee" as the vendor calls it.

James, are you doing the viewings? because to be fair and balanced you would need to talk to the viewer and ask this important question... " how did you know / first find out / see the property was available for sale" this way you know if it was the agents hot box ( that sounds SO last century !) or if it was simply a portal listing.

I’m sure the demand in Chiswick is good so should not take much selling whoever you choose, I would be more interested in the sale agreed to completion details... in other words that bit the agents seem to take responsibility for yet is mostly out of their hands... how are you choosing your solicitor, keep us updated on the conveyancing too thanks

The irony is... agents have the power ( but no balls!) just imagine a future where estate agents work together, build your own portal, forget Rightmove and Zoopla.. they would crumble overnight if agents left and you could say goodnight to Purple Bricks and the like as they can't exist without them. The same thing happened 25 years ago with local newspapers, they thought they could keep increasing advertising costs because agents had no choice but be in the local paper if you wanted to be visible. You better do something because with Block-Chain technology on the horizon ( and if you don't know what that is you better find out.. fast) you won't need estate agents and you won't need solicitors... I agree.. the HIP was/ still is a good idea, our clunky old system was just not ready for it but the above would really help... but then in my experience a lot of agents are quite happy with the good old fashioned status quo because it helps justify their fee / existence, less work pre-sale for estate agents these days because of property portals and less work post sale because of a HIP !

Rightmove etc. will be offering conveyancing soon ( legislation changing soon ).....The government announced on November 30 2015 that it will launch a consultation by spring 2016 on removing barriers to entry for alternative business models in legal services, and on making legal service regulators independent from their representative bodies. It said: .... “This will create a fairer, more balanced regulatory regime for England and Wales that encourages competition, making it easier for businesses such as supermarkets and estate agents among others, to offer legal services like conveyancing, probate and litigation.” RM are the agent of choice for vendors at the moment.. they won't stand still , it's a natural progression to develop the model to offer the customer ( their customer ... because they don't belong to the agent as far as RM are concerned) a convenient system for buying and selling... only a matter of time unless estate agents decide to co-operate The best way to predict the future is to create it : Abraham Lincoln The comments above would suggest a certain complacency .
