Still can't work out why no one is getting the fact that all the benefits of 'zero' fall throughs come from ONLY an upfront search - no complicated reservation agreements, no 'packs' no anything else being sold to them. Buyers and sellers understand what a Search is - they've never heard of any of the other bumf - so sell them what they know - it's proven to work and I'd personally LOVE to see many more agents trialling this - zero fall through from 50 sales is staggering isn't it?

Not sure £4bn is right - even if it’s accurate it’s out by a factor of ten. If it’s really MIL’s claim I’d be a bit concerned?

This has been going on for over 30 years do always slightly amazed when people think it’s new. It’s shocking and tends to happen with unmortgaged property for obvious reasons. It can be stopped in its tracks if everyone sets up a property alert with land reg. Can’t post the link but easy to find..

For speeding up the process, which is really the only way to secure sales - the figures for fall throughs go through the roof the longer a deal takes - the entire end to end process and paperwork needs to be available online. Some kind of block chain secured repository for all info ideally? Companies like Sprift are pulling together property specific data that can be seen upfront by buyers, and if conveyancers can lobby to get data all held electronically [Turkeys/Christmas comes to mind?] then provided there is still some mechanism for a buyer to pull out if the survey isn't satisfactory then we're there. 'There' still looks a long way off, and my experience for now is that negotiating what constitutes a get out from any pre sale agreement takes as long as negotiating the sale itself.

Good to read James, and yes, we have a plan! We are well aware of challenges, are in a new space running new tech in a new way so plenty of learning. Contingency plans are a part of that. It's not as easy as you might think though and part of the reason the customers we have like us is that we have a fantastic 24/7 team on the end of a phone and running the business, no call centre mentality. Glad Pete had your measure (!) and it's been properly exciting working with someone I used to be pitched against on literally a daily basis.
