Adding Value to a Home For Sale? Forget solar panels….

Sellers seeking to differentiate their homes from others on the market may consider solar panels - but they should be wary about whether they will see any return. 

Research conducted by Independent Advisor admits that adding solar panels in the vast majority of the Britain will cost more than it adds to the value of a property.

While installing solar panels can increase your proper value overall, if you are looking to add the panels to increase your sale price there is a catch - only two UK areas saw an increase larger than the average cost of installation. 

On average, installing solar panels costs £7,100 meaning only properties in London and Brighton could add solar panels and still make a profit. 

Katharine Allison of Independent Advisor says: "As the push toward renewable energy gains momentum, the government is offering a range of incentives to make solar panel installations more accessible to homeowners across the UK. 

“One is the Energy Company Obligation 4 (ECO4), running until March 2026. This scheme, available throughout England, Scotland, and Wales, could provide eligible households with free solar panels.

“For low-income households, off-grid properties, or homes with poor energy efficiency ratings, the Home Upgrade Scheme (HUG2) offers grants of up to £10,000 toward energy-saving improvements, including solar panels. 

“Regional grants are also available, such as Home Energy Scotland's schemes, which provide up to £6,000 for solar installations, and the Welsh Government's Warm Homes Nest Scheme, offering free solar panels to households receiving income-related benefits or living in low-rated properties."
