Homes in Scotland now sell for an average £8,000 more than their asking prices according to a survey of 25,000 properties advertised on a website - although detached houses buck the trend.

Website s1homes claims that detached houses are on average selling for £31,000 less than their asking price while flats typically sell for £27,000 more. Terraced houses on average sell for £20,000 more and semi-detached houses for £9,000 more.

Once the volumes of the respective property types are taken into account, the average sale price is £8,000 above asking.

We've reached a turning point. Buyers are prepared to pay more than for some time and sellers at the lower end of the market are seeing asking prices being surpassed. It's a buyer's market for a detached property but the gap is narrowing so we could see a very different picture in 2015 claims Ewan Stark, managing director of s1homes.

The survey, published quarterly, samples around 25,000 properties advertised on s1homes.com.
