Spicerhaart has launched a new seller’s pack to help clients have their properties ‘primed’ and ready to move.

Known as PRIME, it has been developed by the Spicerhaart legal services team to give potential purchasers a wide range of invaluable information about a property and the surrounding area.

Available in either booklet or ‘e-reader’ format, Spicerhaart believes it will help buyers get a deeper understanding of their prospective new home much earlier in the sales process, including the instruction of a solicitor.

Following a pilot in Wales and the West Country, PRIME is now being rolled out across the group and the company says it expects several hundred sellers a week to choose the package, which will cost an extra £99 and includes up to seven images of the property, EPC, floorplans, aerial photographs and Ordnance Survey maps, as well as environmental information, local amenities and in-depth data on local schools, plus planning applications within close proximity to the property.

    I've noticed that many of the agents are doing this now, it's outrageous, they are selling stuff to the vendors twice, all of these items should be included in 0.5% fee that they charge upon completion.
    What a scandal, you don't have to pay this, just say no, get the EPC cheap on the net and let the agents take the photos as they should....

    this is an "extra" cost to homesellers.
    Most of this is an included cost for the marketing fee already, floor plans & photos. The EPC is an additional charge if commissioned by the agent on behalf of the client at fee rates above the independant market for these.
    Much of the other info can be cobbled together from Google.
    This all sounds very much like a cut down HIP which most EA's hated - that is unless they were compiling them or obtaining them on behalf of clients from a 3rd. party.

    Of course they need to get some cash going through the accounts and this is just another way of taking some more from desperate to sell vendors

    Whilst they may already provide floorplans, EPCs and photos, they don't usually provide planning and environmental info fearing that the buyer won't go ahead with the purchase. But if they obtain this info later on via their solicitor, there's a risk they will pull out at that point, so surely it makes sense to provide it upfront.

    Seems like a lot of money for something many agents do anyway. However this could be another way to earn extra dosh if the local market will stand it. I doubt it will.

    Go back to the days of HIPS and who sold a very expensive pack to a client? Not me and can anyone say yes to this one. Answers on a post card please.

    what kind of agent doesnt already do floorplans, EPC and photos? oh thats right, none.

    are people really stupid enough to pay for this?
