Know the rules

For a long-standing tenancy to work, the foundations have to be right. From the offset, tenants must be aware of the rules and regulations so that they’re clear what is to be expected of them. Make sure you have comprised an extensive and thorough inventory ready to present to tenants when they move in.

It’s also important that all tenants are there for the initial walk-through of the property and can point out any points of contention concerning the inventory before the contract is signed.

Maintain it right

How quickly a landlord chooses to respond to property maintenance issues can be viewed by tenants as an indication to how the landlord views the relationship. Landlords who are prompt with maintenance issues, especially major ones like a broken boiler of fridge, demonstrate that they care about their tenant’s welfare. This will go a long way when your tenants come to think about whether they will renew the tenancy.

A follow up call from you or your agent a couple of days after the work has been completed is also a sure-fire way to remain in your tenant’s good books, as it shows that you are thorough.

In October, a new legislation was introduced regarding smoke and carbon monoxide alarms in rental properties, and in the New Year Right to Rent checks will also become the norm for landlords nationwide.

A landlord that is ahead of these changes and keeps their tenants in the know is more likely to retain their tenants for the long-term.

Show your tenants you care

It’s important to give your tenants a bit of TLC throughout the tenancy to demonstrate just how much you care. Giving them a call a month after move-in day, asking them how everything is going could be beneficial, as could be the odd gift.

Privacy is key

Although we’ve just spoken about the importance of building a strong relationship with your tenant in some cases, it’s also crucial to know the boundaries.

Tenants want the rental property to feel like it’s their home, so respect their privacy. Ensure that if you wish to visit the property, give your tenants 48 hours' notice, and try to be flexible to their needs. It’s probably best not to turn up the second that they get in from a busy day's work, for instance.
