Is it just me, or do these comments just sound like a high street agent who is fearful of losing staff to some of these self-employed models? And as for ‘banging their chests in morning meetings’ - self employed agents don’t have morning meetings! That’s one of the great things they love to leave behind! There’s a place for all manner of agency styles. It’s good for individuals who can choose the model they wish to work in, and it’s good for the client who has more choice as to which one they feel most comfortable with. It’s a win-win for everyone, surely. And if some self employed agents are passionate about how the model they work in has changed their life and made them happier, then who are you to chastise them for wanting to spread the news in case others are may be interested in doing the same? Ask yourself this question…Why don’t we see high street agents being quite so passionate about their role and company…? I’ll just leave that one there shall I?!

....and having agents recommend that their clients purchase their own Search Pack upfront, to hand on to a buyer once one is secured, goes an awfully long way towards speeding any transaction! Sellers can do this without a Conveyancer being in place initially, by going to a new firm who can organise all of this for the vendor, directly, online - Property Searches Direct. They will analyse the property location based on postcode, assess the potential hazards, and order the appropriate Searches including the Local Authority Search and Drainage & Water etc. Getting legally prepared like this saves weeks later on in the transaction. And it makes the property sale and purchase more transparent for everyone.

This is good news. I am all for making the home moving process more transparent and getting everyone connected with the transaction to work together for mutual benefit. In addition to all of this good work conducted on the BASPI, property sellers should also purchase the property searches upfront, which they can do online and directly with an organisation called Property Searches Direct. It does what it says on the tin! Vendors can buy all of the Local Authority, Water & Drainage, Environmental searches etc, and hand them over or sell them on to the buyer once found. Therefore saving even more time and speeding the transaction towards a swifter exchange of contracts. Surely, the BASPI and Searches bought upfront is better for all committed buyers and sellers?

No. Too complicated on fees (smacks of Rightmove-like shadyness to bamboozle agents into paying more without them fully understanding how and why...). Referral fees are under the spotlight currently. The general public aren't daft and not many will take up the ancilliary services offered by such a website.
