What's wrong is that a couple can be paying excess £2,000 per month in rent, however affordability calculations only allow them to use considerably less than that sum for a monthly mortgage payment. Also - allow parents and guardians to take a stake in a property that is outside the purchasers ownership and outside STLT calculations - its just a financial investment. eg - property purchase of £300,000. Guardian investment of £100,000. SDLT only chargeable on £200,000.

Perhaps there is need for reform across the sector - however SDLT is deemed expensive for property buyers at the upper level of the market and those fortunate enough to to have more than one property. These buyers are the minority not the majority of buyers. For the majority of buyers, average house prices in the UK being at £250,000, SDLT is either ZERO or close to that amount.

Really....... what can this site offer that will makes it worth using rather than rightmove and zoopla. Direct Sales listings is something it should NOT rule out.....
