I personally don't care much for the PB/Yopa etc model, they are not a threat to us locally or the High Street model generally. However, what does concern me and I am sure other traditional Agents is when they are involved in a chain.......that can become a nightmare scenario, to the point when you have competing buyers, one sold through a traditional Agent and the other a listing service, for efficiency, communication and detail it is fairly straight forward which buyer to recommend to our clients.

PB's senior management are absolutely right, Shareholders have no right to complain about huge payouts and bonuses even though they have not delivered a "result". That is what Purplebricks is all about, that is the company they have invested in.

The article says Purplebricks have fundamentally changed the estate agency market in the last 5 years. I could not agree more, never in my 28 years have High Street agencies been held in such high regard, the public are really now beginning to understand there is so much more to selling a house than listing it, thanks in large part to on line "agents".

I have never read such nonsense, even when I was in the Corporate World we worked at about 75% of listings selling, as an Independent for 17 years we have always been at over 80%, that is the only way the business model works. What is even more peculiar is to assume we are idiots who cannot see a timewaster, if I see no motivation from the seller on price and desire to move I will not list their house, I am not compelled to, I am a businessman. That said the way Bruce has fooled the City and investors has been superb, hat's off to the man.

This is about Countrywide and Connells using strong arm tactics to sell other products attached to the house selling and buying process, without doubt targeting staff to sell such products regardless of the benefits or otherwise to buyer or seller. Simon, I am lead to believe by a representative from a rival portal that over 1000 agents have now stopped paying their subscriptions.........most I assume because this is not what they signed up for.....that is a lot of Agents to sue and I bet some of their listings are still being shown to bump up the volume. Surely this must be a concern to would be investors if 20% of your business model are refusing to pay.......probably for perfectly legitimate reasons.

Agree in part but most of this is illogical, why would Stamp Duty prevent older people from Downsizing ? If they sell for £600,000 (probably with no Mortgage) and buy at £250,000 what is the big deal on the Stamp Duty they pay ? Do these "think tanks" have any experience whatsoever of buying and selling houses in England and Wales ?

This is and will continue to be a difficult market, but likewise having been in the industry for nearly 3 decades have seen differing markets. Good agency, clever agency, chain building, clever and innovative ideas to sell houses and get instructions will be key. The upside for us High Street agents is exactly that......buyers and sellers need a point of contact, a place to talk to an expert, discuss strategy, get an intelligent view from an Agent who thoroughly understands his or her patch. Good luck Purple Bricks............this is when real agency is needed.

Excellent news, perhaps they will buy more offices in the next few years as they expand, some in High Street locations in towns and Cities across the Country and from these offices perhaps staff could do viewings, there could be a manager and point of contact, a sales progressor and a Valuer, they may also increase their fees as they are already doing to cover the costs of this expansion...............it's like reading Animal Farm !

Spot on Simon, as agents we create markets, hold deals, find the opportunities that passive marketing cannot do, portals are added tools that good agents should use but never rely on, those that sit back and do won't survive.

It may cause a slower and more complex market, but so have other factors, housing shortages in certain areas, stamp duty changes etc... The positive is, now is the time for real Estate Agency, get the applicant boxes out, work and nurture clients, chain build, adjust prices, don't bother listing if the client is unrealistic, think outside the box, be more proactive on viewings, work on the motivated buyers and sellers....................in essence all the things we were taught to do before we became addicted to the drugs that are Rightmove and Zoopla etc...How on earth are Purple Bricks and Ms Beeny going to survive, they probably won't. Hard graft Estate Agency might be back, don't fear it, grasp it.
