An excellent comment James and having heard you speak on a number of occasions I know that you are extremely well placed to comment with authority and knowledge. I find it sad that so many traditional agents simply dismiss the benefits of online as they see it as a threat. I work across both businesses and the benefits of both traditional and online agency when working together to give clients choice is very powerful and successful. If this current situation has shown us anything it is that change can come very quickly

I believe there is a place for Rightmove and agents should not forget that for the public it is the place to go to for property. It would be very difficult for another portal to move quickly into that space and agents will need leads. Sadly the culture they have created with agents is toxic and I do not think they will ever be able to change that as they have been the enemy for too long. They are a necessary evil but if their pricing remains lower and they do not make unjustified annual hikes I think agents would continue to use them. I hope another player can take the number one slot but then there is always the danger of the “animal farm” situation!

I do not normally comment – but the comments in this article are insulting to both agents and our profession. Firstly as an Executive of the NAEA Propertymark board and very much present at the last conference it was certainly not “a sea of grey old men”. There were many women at the conference and they are very much a driving force in estate agency. In regard to a business based on referral fees, please stop creaming off other professions and services and show true transparency – the true cost of each aspect of the selling and buying transaction needs to be seen by the consumers.

The damage that online-only agents are doing to the market and public confidence can only be addressed by the effective use of a hybrid model. There is no escaping that online buying and selling is here to stay and, indeed, will continue to be a growing part of the market, but for it to be truly effective and ensure that customers can trust in the service they receive it needs the involvement of experienced, long-standing bricks and mortar agents. The actions of the ASA should be welcomed to ensure the online market does not become the Wild West and infect the public’s perception of our industry, but the only way to maintain trust is for experienced bricks and mortar agents to diversify into the hybrid model to give confidence to buyers and sellers.

This highlights another area in which the pure online model is flawed. The consumer believes that sales progression is included and the advertising suggests it is but we all know that sadly it isn’t. I can speak with experience on this having bought a property through a large online agency. I was not asked for any ID and was only contacted twice through the whole transaction once to try and sell me a a mortgage and the other to try and sell a survey! And don’t get me started on how I eventually got the keys. As an experienced agent and conveyancing solicitor these flaws are what I addressed in my business model. I am just surprised that it has taken so long for the major flaws to become newsworthy. A hybrid of traditional and online can provide the online element many consumers now want but with the skill of traditional agents and other agents and solicitors in the chain do not need to dread seeing a faceless online in the transaction
