Maybe 80% of those properties owned by vendors who got that weekly PB phone call - “Do you remember when I called you last week and recommended we reduce the price of your house...?...which you agreed to...well, this week we are recommending a further reduction. Be assured, we’ll call you again next week to have the exact same discussion” 🙄. Most agents could sell the majority of properties that are down to their bare bones, whereas selling property at value in a flooded market does deserve a pat on the back.

There seems to be a few people on here who subscribe to the ‘no sale, no fee’ concept. If we are to be supportive of the estate agency sector as a whole, I cannot see how this is possible unless fees are charged - whether a vendors house sells or not. We are after all providing a service and one with significant costs attached to it. Vendors are never going to value our services unless we value them!

Obviously advice has been sought in determining the mileage in foreign territories for this brand, which is difficult to rely upon - first hand and detailed knowledge of an area (certainly a country) is essential in order to have a chance to succeed. In terms of the U.K., low charges come at a non fiscal cost to the clients, and those clients who do not appreciate this are all too often the ones that are not worth dealing with. They are often the same breed that will have installed a purple kitchen with green worktops, live by a main road, have an electricity pylon 50 feet from their home, and then blame the agent when their house doesn’t sell!
