I don't disagree Andrew, but why go through a third party like viewrabbit, surely the agent would be better off charging the prospective purchaser themselves. If people go through a third party how does the agent know the information they have been given is correct. Remember Suzy Lamplugh !! Giving a third party control of your diary is dangerous.

Is it legal to restrict viewings in this fashion. Surely agents have to get the best deal for their clients. How do they show they are doing that if they give priority to those that are prepared to pay ?

Absolutely dreadful idea. I can fully understand the need to disclose sensitive information, (eg tenure, damp guarantees and JKN infestation etc) to those who show a positive interest in a property after a viewing, but putting it all on a website for everyone to see is a ridiculous and totally un-necessary invasion of privacy. Do NTSELAT have any respect at all for peoples privacy ????

I feel badly let down by Boomin, had e-mail last night telling of the launch but we cannot take part because their technical wizards have not sorted out a way for non-CRM using agents to upload properties. Bitterly disappointing. With all the hard sell Mr Bruce, you should have made sure we could all participate.

Has the government produced any guidance on how viewings should be conducted ?, or are we being guided by the document published earlier this week aimed at Cleaners and Surveyors working in other peoples homes ? If it is the latter how do we insure the people viewing abide by the guidance ?

In my view paragraph 4.13 of the new guidance will have a significant effect on the industry and will not go down well with clients and purchasers. It also raises questions over the Agents obligations to report offers to clients. I have raised the issue with Hmrc and have been told that the wording of the paragraph is under review. Hopefully, it will be changed

If Mr Shairp is willing to compensate the surveyor out of his pocket when the surveyor is sued in a few years time then I am sure he will get more agreeable values. If he isn't then he needs to give more respect to the surveyors judgement
