If you visit the Conveyancing Matters You Tube videos/pod casts we talk to lawyers in different parts of the word to discuss different conveyancing systems which includes Australia, USA, Scotland, South Africa - our conclusion was each system had merit BUT there were massive cultural differences. For example not every country has a Land Registry = you cant compare apples with pears. Conveyancing is an important part of the moving process and that shouldn't be understated - it means sometimes things take time and that's because of the money involved and value of property. if it goes wrong you cant just buy another. is the national average really 5 months as i don't think this is right. i would say from receiving a contract pack which is when you can start work its far more likely the average to be 3 months the topic of material info though is another conversation !!!

I'd expect the figure to rise over the coming months and even more so if our political parties look at FTB inability to buy ahead of any election. The inability to buy, almost always comes down to the deposit so the new £5000 deposit mortgage announced last week is sure to prove very popular

The first 3 months of 2024 have been excellent and it feels the only thing that will stop this period of increased actively is an election ............ the uncertainly will definitely cool interest in moving until after so lets hope its kicked into next year

it should also help sellers as the process to sell should be quicker. Instructing a lawyer at the point the property is placed on the market can only be a good thing Stuart PCS LEGAL

its an interesting thought as all law firms would make such a charge - having said that there is maybe more involved as we also have to carry out lots of client profiling which adds significant cost to the transaction

it would certainly encourage a buyer to consider "greener" properties. Stamp Duty does need reform especially the brackets etc

its unfortunate but inevitable that firms across the moving industry will be making cut backs be that agents, conveyancers etc if transaction volumes fall staffing levels will also .........

We find with a number of agencies we visit there is uncertainly as to what extent the liability lies with agents to check AML - Would data sharing with Lawyers not be the answer if clients consent ?
