About Me

I assist our clients in North West London. I have over 30 years experience in London estate agency initially with small independents and subsequently every level up to Director with a well known national brand. I have CeMap and have recruited and trained 100s of staff for residential sales, lettings, financial services and new homes. Many of my recruits currently hold senior positions in the industry. Where a gap or room to expand a business exists it Is essential that the right person is placed in the right job. I used to oversee a branch in SW17 and for the 1st period I sat observing the staff to get the feel for the place. An elderly man came in with a Tesco bag each week and head bowed collected a couple of local papers, put them in the bag and left. The staff didn't interact with him. Got me thinking. The following week he came in and I opened the door for him and got chatting. He was from the local mosque and the paper was never delivered there. He was taking copies in for his congregation. From that week on I had a batch of papers ready for him in a branded bag and an invite to a free valuation in (as I recall) Arabic and English attached to the inside. Business increased by over 100% the following year.

What's right and what's wrong on this topic? Outdated?? If it works it works! Knocking on doors at 9pm is intrusive so don't do it at 9. Door knocking is scary, yes it is fear of rejection, otherwise excellent estate agents go green at the thought of "sinking that low" BUT if it works it works and sometimes it does. Sending out a neg to do a shoddy job of a door knock is unprofessional and probably happens because the manager doesn't believe in it but the senior management want it to happen. As a company owner covering a set patch and knowing your area personally there is no harm in making a gentle direct approach especially when the potential client has been on with someone else for ages. Its a different thing when there is a budget there for other less direct approaches but even so it can be a great way to get a new client fast. I do the equivalent every time I go into my patch as a recruiter in NW London looking for new clients. You have to find a differentiator (is that a word) and being face to face with the client is a positive thing.

I am an ex estate agent who worked for Your Move for 30 years and left about 2 years ago as senior management decisions became more and more erratic and things started to unravel. I can only wish staff at Countrywide the best over the next few months. You are not the problem, there are some excellent estate agents working for the various brands and you will be welcomed with open arms to many of your competitors, well respected for the training you have received and not doubted for your work ethic. Its a big world out there.

I couldn't agree more. I visit all of my clients and many have offices set up to accommodate 6-8 staff but have 4-5 empty seats which they have no intention of filling until "something" happens. Natural wastage keeps salary bills down until the market releases but leaves them unable to attack the market and gain underlying market share for when activity levels increase, which they will, once Brexit is resolved.. Pent up demand is clearly there, people need to move and will. Refreshing to see that other firms are diving in and boosting their firepower on the basis that attacking the market is a great investment for the surge of activity that will follow whatever the outcome, once that "something" has happened! I look forward to looking back on this difficult time but have faith things will improve.

Good article, it feels like the market is winding up like a coil, demand is building, potential sellers and buyers are backed up ready to go, more and more cant wait any longer so are making offers and as soon as "something" happens to clarify the future, the market will go wild again. More and more of my clients are boosting their sales team firepower in anticipation and to get a march on the competition. Time to keep very close to last years valuations.
