Cluttons secures new ‘trophy’ London HQ

Cluttons has moved its London office headquarters to a new prime trophy building in the City as it looks to accelerate its growth.

The property and agency brand, which also has  offices in Manchester, Newcastle, Oxford and Reading, has taken a 10-year lease at Yarnwicke on Cannon Street, occupying the entire fourth floor.

It comprises 8,551 sq ft of adaptable workspace, with access to a roof terrace, luxury bathrooms and concierge services. The building is described as “one of the most sustainable and high quality office spaces in the City.”

James Gray, chief executive of Cluttons, said: “The past two years have been pivotal for Cluttons. We know what our clients want and expect of us, and we have built our strategy and business around this.

“We have retained and hired the best people to support this strategy and put in place systems and processes that help enable our growth ambitions. Historically we have been understated in our approach and in shouting about our successes but we recognised the need to be bolder and more confident in who we are and what we can achieve for our clients and our business.”

“The new London office is a major line in the sand that underpins all of our bold ambitions whilst also reflecting our own expertise in workplace strategy and sustainability. It also provides the perfect environment for our people in terms of experience, pride, location and amenity. We are all delighted with the move and have already replicated it for our northern hub in Manchester which will also underpin our growth planned in the North.”

Yarnwicke was formerly known as Sherbourne House and has been extensively refurbished by developer Riverside Capital to BREEAM Excellent standard, with an Energy Performance Certificate rating of A.

This totally refurbished office building has recently been assessed as EPC Grade A, making it one of the most energy efficient and low carbon emission buildings in London.
More and more tenants, such as Cluttons, are demanding EPC Grade A from landlords and developers. The building is also 'All Electric' with no gas burnt at the building. This is future as we move at pace towards a Net Zero Carbon Emission world.
The commercial EPC national measurement system has become incredibly accurate over the 15 years since it was launched. There are now 1 million accurate commercial EPCs on the public national database. The EPC for Yarnwicke was calculated using the Level 5 DSM methodology, which is the gold standard for commercial EPCs. This excellent building is already MEES 2030 Compliant.
Well done Cluttons on selecting an office HQ that is fit for purpose and future ready.
