Agency boss: How I manage to charge 2% fees

A Keller Williams agent has revealed how he gets clients to happily pay 2% and he is calling on others to not be scared to follow suit.

Chris Buckler of Keller Williams London Bridge has revealed that he doesn’t list for less than 2%.

Speaking in an exclusive Estate Agent Today video interview with Nat Daniels, Buckler said: “Some agents will say not in my town but the difference is if I believe I can get 2% and you believe you can’t then you will never get it.

“It comes down to value.

“I am helping a lady negotiate with her onward purchase, she is getting an end-to-end service.

“I see myself as a consultant.

“When I go and pitch, I am pitching to be their property adviser for life. That makes it easy to get 2% plus.”

It comes amid the ongoing debate about agency fees and what is an appropriate commission for high street agents to charge.

Adam Day of eXp last week claimed the average agency fee should be around 2%.

Buckler also gave his thoughts on self-employed agency models during the interview.

He said the growth of Keller Williams and eXp brands is proof that US-style self-employed agency models can work in the UK and predicted that homegrown brands could launch this year.

Buckler added: “We will continue to see percentage increases of agents saying I don’t want to work 50 to 60 hours per week for a salary and 10% of sales.

“I want to sell 10 houses per year and be present for my kids and earn more than what I am earning as a manager of this office in south London.

“More people are going to try to get into this space. It will be about who offers the best value.”
