Lino Goncalves – Area Sales Manager

What is Lets bid property and what does it do?

Lets Bid Property is an online platform that allows our partnered Estate Agents to sell via the Modern Method of Auction With no fees to Buyers, sellers or agents in return getting financially  committed buyers to see a sale through, . We are really empowering our partnered estate agents to be able to offer an inhouse auction with no fees to buyers or sellers something that doesn’t exist with other auction services across the UK, with some auction services charging  buyers fee of up to 4.8% on top of the final purchase price, with high house prices and buyers finding it hard enough to get on the ladder or move up it the last thing a buyer needs is a one off fee into the thousands of pounds to get the home they want.

Lets bid property is paving the way to allow estate agents to finally be in control of their own auctions with no buyers fees and see a sale through with a committed buyer as any fees they pay goes towards their final purchase price opening this service up to the whole of the UK.

What services do you offer and in what ways do you work with estate agents?

We support our partnered estate agents with an account manager that helps them get set up and ready to go the market and start providing their own auctions . Our account managers are there every step of the way on the set up process so agents have constant support even if they have never sold via modern method of auction helping them commit that buyer.

What makes your product different and how does it benefit agents?

We are different to every auction service across the UK for 2 main reasons. We do not charge buyers fees thus allowing agents to sell with a reservation fee anywhere in the country and get that financial commitment and get rid of time wasters and we do not take any of the agents agreed fees allowing agents to charge their vendors in the normal way and 100% benefiting from this.

What is your greatest achievement in your current role and what made it so special?

I think the fact we helped a specific Estate agent who had never sold via modern method of auction  from having non-moving property stuck on the market to having  3 offers in the space of a few weeks to present to their vendor, that for me really showed the power of what lets bid property is doing in empowering estate agents to provide their own auctions at no extra cost to parties involved and then being paid their normal sale fee at the end.

This was special because the agent was unaware he could even sell this way before being partnered to lets bid!

What is the most satisfying part of your job?

Seeing estate agents being empowered to sell on their own account and using the modern method of auction to secure committed buyers that won’t pull out, due to another opportunity elsewhere then leaving an estate agent down thousands of pounds and hours!

What do you see as the biggest challenge facing estate agents at the moment?

I feel the biggest challenge surrounding agents is with so much noise whether that be with new legislation or political outcomes they are finding it hard to make face value decisions across the market on property and more importantly finding new and creative ways to overcome these.

What is your property prediction for the remainder of 2019?

I would have to say that it’s going to take a lot longer than 2019 to resolve or recoup our previous outstanding years of sales so my comment on this is for estate agents to be proactive than reactive. Estate agency has changed just because you have a high street presence doesn’t mean you deserve a market share of the area you need to get up and really work for it and embrace change as there are some really good tools at the agents disposal to help them every step of the way and we are one of them!
