We’re here to talk about your new product, so tell us, what is Letflo?

Letflo was designed to help letting agents to comply with the minefield of documentary requirements for Section 21 compliance brought about by the Deregulation Act 2015, and as importantly, to easily provide evidence of doing so.

Where did the idea come from?

I speak to lettings agents almost daily, and over the past year, the changes in legislation have been a frequent topic of conversation.  I had actually been approached by more than a few of our longer-term clients, who have helped shape the Fixflo products over the years, and they were hoping we had a solution to help evidence their compliance with regard to new legislation in a simple and effective way.  While a variety of methods were suggested, we realised it was virtually impossible in a paper-based system, and the idea for Letflo sparked.

How long has Letflo been available? 

We launched on the 7th of October after beta testing the software with leading independent agents across the UK.  Over 100 tenancies have been processed through the Letflo system, and the number is growing every day.

Why choose Letflo?

A year has passed since the Deregulation Act 2015 went into effect, and the first group of 12 month tenancies are coming to an end. And, it seems like there’s little respite, as legislation surrounding lettings is continuing to change in piecemeal fashion. 

Letflo is the only software designed to help ensure lettings agents are complying with changing regulation and that they can evidence doing so.  This helps ensure their landlords are able to regain possession of their property at the end of tenancy, and we make it all possible with the click of a mouse.

Have you had much feedback from your early adopters? 

One of our early adopters, who has been one of the most active users of Letflo, Luke Gidney, Managing Director of Let Leeds, has provided feedback throughout our beta-testing period.  I think what surprised him most is how well our Letflo Tenancy Information Packs have helped in proving to landlords his commitment to protecting their investment, so not only does the system simplify compliance at the start of a tenancy, but it’s serving as a selling tool, as well.

How does Letflo evidence compliance? 

It’s very difficult to prove a tenant has received all the documentation required at the start of the tenancy, and it’s not uncommon for this to turn into a ‘he said-she said’ situation.  We have worked with solicitors, barristers, and eviction specialists to help ensure that our Tenancy Information Packs are delivered in a way that can be relied upon.  

How do you view the agency software market?

We have the simple and sole aim of helping property managers deliver excellence to their clients.  Working with others in the industry who are similarly motivated is the best way to serve our customers.  This is why have multiple integrations in the pipeline to allow Letflo to be a seamless part of agents’ current processes, much like we have done with Fixflo.  This means agents will soon be able to create a Letflo Tenancy Information Pack directly from within their core lettings software.

Fixflo, Letflo… What's next?

Our aim for the Fixflo repairs family of systems was to be the standard way in which repairs are reported and managed in homes and places of work across the world.  We have recently (and belatedly!) formally launched our residential block management workflow system, Fixflo Block, which is already used in over 40,000 properties. 

We are very excited to have recently partnered with Qube Global Software including the development of integration between Fixflo Block and Qube PM.
