It's not unusual for a landlord to be fined for failing to abide by local council licensing but Brian Williams of Rugby really should have known better - as he is a local estate agent.

Williams was renting out a five-bedroomed house in the town to nine tenants without an HMO licence, despite officers first informing him of the regulations for HMOs following an inspection in December 2010.

A court in Nuneaton heard that Williams was receiving over £2,000 a month in rent from the property; it is one of seven he owns in the town.

Williams pleaded guilty to renting out an HMO without a licence and two breaches of the Management of Houses in Multiple Occupation Regulations 2006, claiming that extra tenants were in the property in question for only a temporary period.

Williams was ordered to pay £863 costs plus a £120 victim surcharge.

    He certainly should have known better! It's hard to pass this off as a simple mistake when so much money was being made!
