When in doubt as to what the property market is really doing (as per our story on Monday), ask the ever-reliable man with the estate agency boards.

He tells us that both the number of new For Sale boards rose last month as did the number of boards converting to Sold.

Figures from estate agency boards firm Agency Express show that there was a nationwide rise of 15.8% in the number of new For Sale signs compared with May.

The most significant increases were 30.8% in central England, 39.9% in the South-East and 56.6% in the capital. Places with lower, but still notable, increases included East Midlands (up by 17.2%), the South-West (13.8%), Wales (17.0%) and West Midlands (10.8%).

Numbers of ‘Sold’ boards erected nationally rose by 9.1% and in Wales by 5%. Other hotspots included the South-West (up 15.3%), East Anglia (16.5%) and the North-East (17.5%).

In only two of the 12 regions recorded by the Property Activity index were there declines in activity.

The North-West recorded a rise of 6.7% on new ‘For Sale’ properties coming on to the market but there was a 6.3% fall in the number of Sold boards going up. In Scotland, there was a 6% fall in the number of Sold signs.

In terms of individual towns and cities, Brighton was up by 55.71% on properties coming on to the market and 42.8% on properties sold. Cardiff had increases of 29.58% on properties coming on to the market and 49.30% on properties sold, and Newcastle was up 14.11% on properties coming on to the market and 45% on properties sold.

    As a signage supplier to the whole of the UK, Kremer Signs work closely with Agency express and we also track the Property Activity Index to track regional activity and what is happening in the market place.

    We find it very helpful to know what is happening on the street and its a great way of tracking the conversion of for sale boards through to the Sold (STC of course!)

    We can confirm the data is collated each time a new for sale board or sold slip is requested. Ordering of boards for what ever reason is separate and we don't report these figures in the Property Activity index.

    Whilst this is seemingly good news, I'd like to see where the data comes from. Surely you cannot base it on just the number of for sale boards ordered. Boards are ordered for any variety of reasons:
    a) they are needed
    b) agency details changes (tel no, url, address)
    c) agency brand change
    d) replacing damaged boards
    e) replacing worn boards

    I'd like to see the figures with b,c,d,e removed from data or data adapted to compensate.

    @tom - but the PR team at Agency Express have this nailed down.

    Countrywide Signs don't seem to be bothered about improving their exposure to potential clients, like perhaps "Estate Agents" and they seem to be in no hurry to do it "Today".

    We get a monthly PR release from Agency Express via EAT and I say good for them.

    I use Agency Express for my signs and am very pleased with the service overall.

    I assume this data is derived from their orders rather than a survey of individual areas. In which case, I'm not sure how valuable it is. Sales in Scotland are significantly up on last year which is not consistent with the 6% decline Agency Express report. It may just be that agents are ordering fewer 'sold' boards, despite an increase in sales - possibly because they are leaving sold boards in place for shorter periods.
