Asking prices for properties newly listed on Rightmove bounced up 2.6% to reach an average of £229,614 this month.

The asking price is at a complete remove from actual selling prices: Halifax puts the average sales price at £168,614 and Nationwide at £164,519.

The portal reported good news and bad news this morning. While there has been the highest influx of new sellers since before the Lehman Brothers collapse, the amount of unsold stock is the highest since last October.

The number of new instructions has averaged over 25,000 per week for the last two months, says Rightmove. However, the average unsold stock per agent has risen from 65 to 68 in the last month.

    Wouldn't it be perverse if, this month, all homes sold were at the Rightmove average asking price. The others would then be heralding price increases of 36% and 40%!
    Of course, the RICS would have their own answer - in RICSese, of course ;0)
