A new venture has launched, aimed at passing on valuation leads to estate agents.

It works, said Property Leads director David Ogden, by telephoning everyone possible in a particular location to ask whether they might be considering moving and would like to know how much their property is worth, and then selling individual leads to individual agents.

Ogden said that the average cost per lead, of around £20, worked out far cheaper than blanket advertising in local papers in the hope of gaining vendor leads.

The service is delivered online, with the website supporting the life-cycle of leads management.

Agent Craig Walford is also involved in the enterprise. The former managing director of Newmans, he now runs a lettings business in Rugby. The service is being trialled by agents, including Jon Cooke of Intercounty

Ogden said: “Our service has a lot of advantages. There is the significantly lower cost of valuation acquisition, compared with press advertising. Agents can buy valuation leads that can be measured, and all leads are exclusive and never resold.

“Furthermore, the leads generated are sometimes found before the market would normally have seen them.

“No one else is attempting to do what we’re doing. It’s a highly unusual idea but we’re proving that it can work.”

He added that Property Leads make their telephone calls carefully, ensuring they don’t breach Telephone Preference Service data, and use carefully crafted scripts, written by Walford.

    Good luck.

    What happens when you get a cold call selling you a new phone, a free holiday or a new gas/elec supplier?

    Yep, you hang up. Who on Earth will talk to a cold calling stranger about selling their home - the most expensive thing they will probably ever own.

    If I had already decided to sell my house and received this cold call, I would not give you the time of day.

    Of course, if I did play ball, you're going to give my details to a carefully hand picked local agent who will meet my exact needs and requirement as an agent and not just anyone who gives you some cash.

    Get rich quick scheme!!

    I would be amazed they can get any results, approx 90% of houses are ex directory of TPS blocked, I know as I tried to get a bunch of numbers, also I think most house owners will be sick then of all the call centers and most likely to put the phone down rather than volunteer info on their thoughts

    Firstly, nichola everytime you post here you dig a deeper hole. This is the same for any company that advertises on here and then tries to argue negative responses, its pointless. Secondly, if people want to sell their home, they'll call an estate agent. There is a difference between valuable leads and time wasters that just want to know the price of their home. If someone called me and asked how much, I would tell them where to go but that's just me. Oh well, at least someones trying.

    Dear Brad,

    I agree with you. Craig isn't Bill Gates. But he has done what many are too scared to even try, and the fact he failed should give him a better platform to succeed in the future (so long as he learns from his mistakes!) A bit like people's ex's don’t you agree they serve a great purpose, in helping you realise everything you want to avoid in your next partner..? lol. Enjoy your weekend.

    Brian – I’ve worked in Rugby for the last 5/6yrs, and Craig Walford did what so many haven't – he put his money where his mouth is and into something he believed in.

    So it failed… So what? Bill Gates first company Traf-O-Data, failed. I’m pretty sure he doesn't loose any sleep over that now a days!

    I think this is a super idea, anything which generates business in a market where valuations are hard to come by is surely worth trying?

    I guess people and companies should make their own opinions up based on experience or fact?

    Before dismissing something or someone, otherwise you come across as narrow minded.

    sounds interesting, sure fire way to p*ss people off before we've even stepped into their house, anyhow I'd be willing to try, I'd also pay £200 per lead rather than £20...but only on completion. selling a valuation speculatively is simple, selling a valuation to someone who genuinely wants to move - big slice of luck involved. Right I'm off out now to value a property which has just had an extension completed! bound to come on the market, at least i wont have to pay £20.
