New statistics from the Land Registry have shown that between January and November last year, there were 588,385 house sales in England and Wales.

The figure compares with the CML’s estimate, reported here on Wednesday, that there were 930,000 transactions in the UK.

The figure quoted for the first 11 months of last year by the Land Registry is slightly higher than the 539,577 recorded for the same period 2011.

The Land Registry also said that the average price paid for a property in England and Wales in 2012 was £161,490 (compared to £160,040 in 2011).

The region with the biggest price fall over the year was the North-East (-2.9%) and the region with the biggest price rise was London (5.9%).

The county with the most property sales was Greater London (83,068) and the one with the fewest was Merthyr Tydfil (382).

Do you think the CML can distinguish between sales and remortgages .... its something that's always troubled me.

We are all doomed if the CML are getting it this wrong.

Most solicitors register any purchase etc within the priority period afforded by the necessary search. If they don't, they leave themselves open to lenders removing them from their panels. Not a risk they want to take, for obvious reasons.

it all depends if solicitors register the property at all or they are slow in doing it when the stats are produced.
