A new service has launched that provides estate agents with live local information on their marketplace and how they are performing against their competitors.

www.vizzihome.co.uk lets agents find out which is the ‘top dog’ in their area and lets them track their business against the rest. The site will also offer real time information on which properties are selling and which are not, allowing agents to create intelligent canvassing campaigns.

The site also allows users to identify and analyse up-to-date information on market share, new instructions and SSTCs, by agent, week, price and postcode.

Vizzihome is the brainchild of former estate agent Jeremy Ward, who has utilised the latest technologies to analyse the properties published on estate agency websites.

Ward said: “Having been in the business for many years, I could see the need for a real-time analysis of my local market. Our service allows our customers to see how their offices are performing and to develop strategies to improve their market share, all for less than £5 per week.”

The service is launching with a free 14-day trial.

Great if your one for sitting in your office but I feel its much better getting out there and really seeing what is happening. This seems to rely to much on data being input and we all know how that can be twisted!

Having tried a trial postcode it seems clear that the data is being obtained from Rightmove ! (I cna tell by the way the branch data is displayed and also our company website is impossible to Spider as it is totally flash and xml based).

As we all know, during a previous post with a survey - an extremely high percentage of agents are thinking of coming away from Rightmove and also, the data that they get isn't going to be accurate as all the agents that don't subscribe to the portals will not be included in the data. Those small percentages add up to a fair bit of market share.

Not very impressed - needs more advanced data capture (which probably won't happen as agents won't want to give up this info!)

Our product actually saves agents work and helps you manage your branches by showing a weekly picture of an office performance v your competition, plus providing many canvassing opportunities. Even in a tight market there can be no harm in trying to increase your market share, there are other methods already out there, (board counts etc) usually with high costs involved. Vizzihome has been developed after Consultation with some top UK agents, I personally have many years experience as an agent behind me also.

Here we have a product, rich in features, updated weekly and all for the price of a weekly sandwich and coffee!

If it takes "an hour a week" to track the competition's movements manually, and this product costs less than £5 a week, surely for all those whose time is worth more than £5 an hour, this is a worthwhile product, even if all it does is free up an hour of boring research and automate the results for you?

Perhaps not in a quiet market, but when things get busier again, or if there are too many properties, it may well be worth a trial at least.

Anything new is worth checking before being written off completely!

Don't see any point in tracking the opposition at the moment, they're all closing.

Here Here Andrew Davis, the more reliant we as employers become on third parties the less likely we are to have a real insight into our position within our own areas and more likely to lose what knowledge and proportion of our market share.

Surely the described service is part of the routine of any well run agency anyway. Rightmove and every other commonly used property portal allows you to track new instructions, offers and completions with all competitors. It takes roughly an hour a week to keep up to date with movement on the property portals. We already know what our market share is, how many properties other agents have, how many new instructions there are, how many offers, how many completions and how many fall thrus. Surely the real value is not just knowing the figures for your market, but for each agent to know their own market property by property and investing the hour per week in keeping up to date rather than relying on a third party to provide summaries.
