Sarah Beeny’s private sales website Tepilo is to list its properties on Google’s new service as from today.

Beeny tweeted the news on Twitter yesterday, saying it was “great news!”

Meanwhile, Rightmove has explained why it is steering clear of Google, despite welcoming the launch of its map-based property search in the UK.

Rightmove said that it is the world’s largest user of Google maps, according to figures released last month, but insisted that 97% of property searchers still want words, not maps.

Miles Shipside, commercial director of Rightmove, said: “We teamed up with Google to offer an improved map-based search option for visitors to rightmove.co.uk and it has been a useful addition.

“Users appreciate being able to locate an individual property on a map, but seem to want it right alongside the detailed property information and the other research resources that Rightmove provides. The vast majority of Rightmove users still prefer list-based search results when home-hunting, but it’s great to be able to offer them the choice.

“I’m sure that estate and lettings agents will try a search on their own area in Google wearing a home-hunter’s hat, and judge for themselves the quality of the user experience.”

Shipside added: “We do not intend to list properties via the listing service as at this stage. It does not seem to add any extra features or benefits to those that Rightmove already provides.

“The well-established appeal of our site in the minds of the UK public is that we provide everything for them in one place when home-hunting.

“We will continue to develop our website to ensure our user experience stays well ahead of any competition. This includes an innovative new spatial search tool launching in the next month.”

Zoopla – a Rightmove competitor – has done a deal with Google. But Rightmove said: “We note that Zoopla is now providing its listing content to three sites that accept private seller advertising – eBay, Gumtree and now Google – a historically contentious area with agents.”

Oh thank you, I haven't had such a laugh for so longggggg. "Sarah who" exactly!

As for Google maps, er we've been using these for YEARS, it is nothing new on the market. Proud to say everything we did many years ago even before RM existed has been copied by them, well not all, they still haven't caught up.

tepilo's format is the future, and linking up with google allows private sellers massive exposure for free, this is only the start, and it's only a matter of time before google offers full listings for free, i know many energy assessors who will do all the property particulars on sellers behalf and upload to tepilo to gain epc and floorplan work that is the way things are going in my view, private selling is coming of age.

I have looked at Google's property map search - it could be very good but, in the area I searched within, it had many listings from a dubious online estate agent. The property details were very poor and many of the photos were mismatched (it turns out they use a property aggregator/scraper). Zoopla listings are not too bad, but if Google accept listings from second-rate portals the quality is going to be appalling and of course, users are going to prefer normal list-based results.

    Kay is correct.
Google should try to use listings solely from estate agents so the quality is better (and the clickthrough's would go directly to the agent's website). True, agents would need some decent software, but if no-one produces any then I will and give it to agents for free!

I am too lazy to work out how to upload to Google. I am glad Zoopla is doing it for me. It's pretty annoying to search only by map - I have been looking and can't work out which ones I have looked at. I like the list view personally. I am just glad to be on so many sites and I don't have to do a thing. My vendors were really happy with the addition of eBay too!

    Sarah who?

    @Kay well noted.

"ANYONE CAN ADD GOOGLE MAPS TO THEIR WEBSITE

ANYONE, INCLUDING A PRIVATE SELLER OR A PORTAL CAN ADD THEIR PROPERTIES TO GOOGLE PORTAL."

    One word "deluded"

As a non-agent, (but knowledgeable enough to comment)I'd like to say that I like the Google map based search function. It's ideal for local searches. I.e. I'm looking for a house locally that is slightly larger/better school/better garden scenario.

I expect that agents will upload to Google themselves or via their software suppliers and after a few years it will be THE WAY to search for property.

Once agents track the number of prospects coming via Google they will be surprised (in a couple of years) and this is a huge threat to Rightmove.

Google are in control. They have the power. Google will win. But so will agents that know how to market online and test/measure their marketing. And of course know how to market offline too.

Has anyone actually tried finding a house via a map search, that relates to the number of bedrooms and price they are wanting to pay? Then had to click in and out of the individual properties. I hate to admit this but I agree with 'Smiley Miley'. People prefer a listing search with an easy and quick link onto map and even streetview. This is not rocket science and your articles on Ms Beeny are a red herring. She is a small fish in estate agency and are there any agents who would want to work with her on her TV programs? I do not think so.

David: you are quite right. Utter drivel. Sarah Beeny has not done any deal with Google. Does anyone really think Google woudl entertain Sarah bleeding Beeny - even if this site is obsessed with her the rest of the world, country, public has never heard of her.

Rightmove did not do a deal with Google for their maps. Anyone, even the smallest 1 agent estate agency working from home can add Google maps to their website.

EAT is, by omission and pasting disingenous advertising blurb from its advertisers, continually misleading its readers.

ANYONE CAN ADD GOOGLE MAPS TO THEIR WEBSITE

ANYONE, INCLUDING A PRIVATE SELLER OR A PORTAL CAN ADD THEIR PROPERTIES TO GOOGLE PORTAL.

    Enough now. Please.

This article is completely misleading - the headline mentions Sarah Beeny (and what I assume is Google base) but apart from 2 sentences the entire article is ramblings about Rightmove and Google maps.

    Yeah right ! Mr Shipside.
