he trend towards niche estate agents has continued, with a London estate agent specialising in the sales and rentals of basement flats.

Cutler & Bond says it is the only agent with such a speciality in prime central London.

It says: “This unique position gives us a distinct advantage over other agents, as we have access to an extensive number of pre-qualified applicants.

“Our applicants appreciate that lower ground floor flats offer better value for money and in most cases include outside space. Importantly, our applicants only want the best locations and that is why we focus only on prime central London.”

Managing director Tim Day heads up the initiative, emphasising in-depth knowledge of lower ground floor flats, and the firm’s ability to provide sensible and relevant advice on pricing to landlords and sellers.

Day, an experienced agent, told EAT that he had opened the agency last October with the idea of specialising in basement living.

“Business is doing very well,” he said. “Because it is such a niche, it means it is not too area-specific. We can offer the service across the whole of central London.”

We think it’s a really clever idea. We know of agents specialising in waterside properties, park homes, bungalows, homes for the elderly, and homes for the disabled, but not this.

However, walk around central London and numerous properties have outside staircases leading down to basement flats.

Or, as the one that EAT once happily lived in some years ago was called, a garden flat.

    Great concept! Plenty of money to be made joining the Lower Ground Floor with the Upper Ground Floor!!!!!!!!
