House prices across England and Wales slipped by a whisker in September, the Land Registry has reported.

Average house prices stood at £162,561 during the month, 0.3% down on August, but still 1.1% up on the year.

Sales transactions fell between April and July – the latest available data – to an average of 52,309 per month, down from 54,935 per month in the same period last year.

The average monthly fall between April and July was largely due to a big decline in April, down to 42,902 transactions after March’s high of 61,001, reflecting the rush of first-time buyers trying to beat the Stamp Duty deadline.

In July itself there were 56,509 sales, according to the Land Registry.

Separately, the Hometrack report out this morning said house prices drifted down another 0.1% in October.

Hometrack said that repricing had been a key trend over the summer, resulting in a 9.2% increase in the number of sales agreed.

However, Hometrack says that overall demand for housing remains subdued.
