It’s all in ghastly good taste and it’s knocking thousands off the valuation.

There’s a doily hiding the spare loo roll, lace curtains at every window, Tesco carrier bags (the kind that strangle dolphins) on the Formica worktop in the pine-clad kitchen, and an ashtray on the glass-topped coffee table in the sitting room which is dominated by a 102-inch TV which is permanently on.

So, the property looks spotless but, let’s face it, chav.

And there you were, hoping to pass it off as being in Battersea or even South Chelsea, when actually it’s Clapham (or whatever your local equivalent might be).

How are you going to tell the sellers, tactfully of course, to upgrade to the middle classes?

We can’t do better than suggest you direct your hapless vendors, Wayne and Chardonnay, to the website link below, courtesy of our favourite property finder, the brilliant Tracy Kellett.

(Oh, and if you missed the Estate Agency of the Year awards last month, you’ll enjoy her piece about that too.)

Tracey Kellett: I want to dislike you. I NEED to dislike you, and all that Buyers' Agents stand for.

However, your blog entry 210 Reasons why NOT to instruct me..." makes me love you. A lot ;)

So EAT, you are saying that by redirecting the 'hapless' sellers to this website, they are going to change who they are?

Terrible terrible article, and extremely insulting if you ask me. Personal taste is not a scale of 0 - chav.

Oh be careful! We once had some vendors selling a very large, extremely dated house. We took them to see another smaller equally dated house.
I was about to say about it just needing a bit of a facelift when they exclaimed how lovely the decor was and so similar to their own taste.
I'd always assumed that their own house was dated because it was too large to manage!
It was a good lesson learned early on and was one of my first sales.
