The article refers to professionals, but the professional are actually the qualified RICS registered valuers who are conducting their job, and that they are impartial. They are qualified, RICS memebrs and registered valuers. Unlike the agents, brokers etc. who have a vested interest, and often will have no qualification or professional membership. I had an agent last week who had an issue with me, I asked for his professional status, and there was none. There is no such term as 'downvaluation', that is simply used by those who want to exert pressure on the housing market, and on the valuers. The examples quoted will be rare, or even made up.

The fact that legislation has been required, along with other legislation, simply demonstrates that the PRS is not capable of regulation of it's own industry. Central Government does not introduce any legislation if it is not necessary, and such legislation is long overdue. I work in the property industry, and I have also been subject to three separate section 21s, each time costing over a £1,000 and a significant amount of time. If those sort of practices were conducted in other industries, there would be a public outcry. There is a limited role for the PRS, which should be smaller and more professional, for instance some purpose built schemes. The many small individual landlords often are not suitable.

There has been no unfair treatment of landlords, and the so called tenant fees ban is long overdue, as will be revision of section 21. Which has created enormous inequality, and a shift of financial burdens on those least able to pay. There is an issue of misdescription of properties by most agents, that is not being properly addressed, and if I were to attempt to tackle this, much of my working time would be tied up with the lead authority. Common issues are rooms described as bedrooms, when they are not bedrooms, inaccessible garages, that are described as garages, as are the number of reception rooms. Buyers are left very dismayed by such misdescriptions, and that agents ignore buyers' comments, and do continue to misdescribe such properties even when a buyer does complain to trading standards. Can James Munro please explain the procedure for a member of the public to be able to formally complain about an estate agent when it does come specifically to misrepresentation? Agents are getting away with repeated misrepresentation, and ultimately, the estate agency business is causing itself severe harm in terms of public perceptions.
