An agency covering Surrey and Berkshire is in the World Cup mood already - and scoring more than a little free publicity.

Aston Mead is promising to sell or let property free of charge if England wins the tournament which begins next week.

It is distributing over 130,000 leaflets to households in the area, stating that the company will honour its pledge to sell or let any property on which they are instructed, without charging commission, for a six week period after an England victory in the final on July 13.

This is a huge risk for us, says Aston Mead director Adam Hesse - who is therefore presumably unaware that the best odds for England at the moment are 20-1, with many pundits predicting the team may struggle to go beyond the Group D opening matches.

Sellers have 30 days from the final whistle on Sunday 13 July to instruct Aston Mead, presenting one of the distributed leaflets in order to qualify. They should then sign up for a six week sole agency agreement, displaying a For Sale or To Let board outside the home. If it is sold or let during this time, no fee whatsoever will be charged.

We're not just offering sellers their money back or a reduced commission. This is a cast iron guaranteed offer to sell or let any property 100 per cent free of charge for six weeks, says Hesse.

As a company, we may lose a few quid in the end - but what a great way to lose it.
